The Vice President, Land Operations provides strategic leadership and oversight for the planning, development, and execution of the existing land business within the Raleigh Division which encompasses the Raleigh MSA and future expansion markets. This role partners closely with Land, Development, Acquisition, Marketing, Finance, and other cross-functional teams to ensure delivery of high-quality communities aligned with divisional business objectives
The VP is accountable for entitlement, development execution, financial performance, operational excellence, and long‑range strategic growth for the Raleigh land portfolio.

Job Description
The Vice President, Land Operations provides strategic leadership and oversight for the planning, development, and execution of the existing land business within the Raleigh Division which encompasses the Raleigh MSA and future expansion markets. This role partners closely with Land, Development, Acquisition, Marketing, Finance, and other cross-functional teams to ensure delivery of high-quality communities aligned with divisional business objectives
The VP is accountable for entitlement, development execution, financial performance, operational excellence, and long‑range strategic growth for the Raleigh land portfolio.
Key Responsibilities
- Provides vision and leadership for all communities within the Division.
- Partners with Marketing to lead builder program development, including segmentation and builder selection.
- Directs delivery of finished lots, infrastructure, parks, and amenities on time, on budget, aligned with community vision.
- Holds P&L responsibility for community budgets, cash flows, and schedules.
- Ensures quality and timeliness of products and services delivered by the Division.
- Stays informed on industry trends, technologies, and policies to position Brookfield Residential competitively.
- Identifies and attracts top talent, including consultants, contractors, attorneys, and internal divisional personnel.
- Builds strong relationships with elected officials and represents the organization professionally.
- Oversees development team resources and identifies constraints and alternatives.
- Provides timely, constructive performance feedback and development planning.
- Ensures alignment with corporate directives, standards, and policies.
- Promotes a culture of accountability, collaboration, and continuous improvement.
- Leads authorship and execution of annual business plans and long-term divisional strategy.
- Provides strategic insights and analysis across all functional areas of the Raleigh business.
- Leads land and lot sale delivery, ensuring legal, technical, municipal, and development milestones are met.
- Partners with divisional acquisition VP to identify suitable land for development, including taking the lead on diligence, entitlement, design, and development.
- Partners with Finance on modeling, budgeting, underwriting, and long-term value creation.
- Previous experience working in senior leadership or executive management level position in residential real estate and new home industry in the Raleigh MSA
- Demonstrated success executing complex, multi-phase land development projects.
- Technical degree in Engineering, Business, Accounting, Finance, Urban Planning, or related field; 10–15 years development management experience.
- Demonstrated strategic thinking, business acumen, and analytical capabilities.
- Strong negotiation, interpersonal, and communication skills.
- Ability to influence across cross-functional teams and external stakeholders.
- Knowledge of local regulations, policies, and guidelines related to community development.
