Position Summary
We are seeking an Excel-savvy Assistant Project Manager with prior construction experience to support the successful delivery of multifamily housing refurbishment projects. This role works closely with Project Managers, Superintendents, subcontractors, and vendors to ensure projects are completed on time, within budget, and in compliance with contract documents. The ideal candidate is highly organized, technically capable, and comfortable managing multiple project details simultaneously.
Key Responsibilities
Project & Construction Support
- Assist Project Managers with day-to-day project coordination and documentation
- Prepare, review, and manage submittal packages (materials, shop drawings, product data, etc.)
- Perform quantity take-offs from construction drawings for budgeting and procurement
- Read, interpret, and apply architectural, structural, and MEP plans
- Track project schedules, milestones, completion percentages, and cost variances
Subcontractor & Vendor Coordination
- Prepare and issue subcontract agreements, scopes of work, and related documents
- Generate and manage purchase orders for materials and services
- Communicate regularly with subcontractors and vendors regarding schedules, deliveries, RFIs, and changes
- Track subcontractor compliance, insurance, and documentation requirements
Cost Tracking & Reporting
- Maintain and update Excel-based project tracking tools (budgets, cost logs, variance reports, schedules)
- Assist with change order tracking and documentation
- Monitor labor, material, and subcontractor costs against project budgets
- Provide regular project status updates and reports to the Project Manager
Field & Site Support
- Conduct occasional site visits to monitor progress, verify quantities, and support field teams
- Assist with punch lists, closeout documentation, and project turnover
- Coordinate with site supervisors to ensure work aligns with plans and schedules
Required Qualifications
- Minimum 2–4 years of construction experience, preferably in multifamily, renovation, or refurbishment projects
- Strong working knowledge of construction documents, plans, and specifications
- Proven experience with:
- Submittals and closeout packages
- Quantity take-offs
- Subcontract and purchase order preparation
- Advanced Excel skills (tracking logs, formulas, cost analysis, schedules)
- Ability to communicate effectively with subcontractors, vendors, and internal teams
- Strong organizational skills and attention to detail
- Ability to manage multiple tasks and deadlines in a fast-paced environment
Preferred Qualifications
- Experience working for a general contractor
- Familiarity with construction management software (Procore, Buildertrend, PlanGrid, or similar)
- Knowledge of renovation work in occupied or partially occupied multifamily properties
- Associate’s or Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)
Pay: $55,000.00 - $65,000.00 per year
