This position is based in Montgomery, Texas.
Essential Duties And Responsibilities
The essential functions include, but are not limited to the following:
- Serve as the primary point of contact for all purchasing inquiries, orders, and vendor communications specific to residential construction projects.
- Coordinate and process purchase orders for all new builds; resolve discrepancies and errors in BuilderTrend or other homebuilding software platforms.
- Negotiate with suppliers to secure high-quality materials and services at optimal pricing.
- Facilitate vendor bidding, track submissions, and coordinate award decisions.
- Compile cost analyses for bids and material takeoffs.
- Obtain and organize cost and takeoff data for change orders and collaborate with Operations Manager/Coordinator to finalize.
- Maintain accurate and up-to-date price sheets, cost catalogs, and material takeoffs in BuilderTrend.
- Assist the Director of Purchasing with budget preparation and tracking for each home project.
- Ensure vendors comply with contract requirements and track liability insurance and certifications.
- Work with the Design team to source products and support product development initiatives.
- Ensure all new contractors have signed Scopes of Work and contracts are submitted to Accounting for proper filing.
- Update and maintain vendor information in BuilderTrend; onboard new vendors and provide guidance as needed.
- Expedite deliveries and resolve material delays to keep construction schedules on track.
- Complete required BuilderTrend Academy courses and maintain ongoing professional development through webinars and training sessions.
- Minimum 2 years of experience in residential construction or new home development.
- Strong knowledge of construction principles, methods, and materials.
- Proficient in Microsoft Office suite; familiarity with BuilderTrend or similar homebuilding/project management software.
- Ability to review and interpret contract documents, building plans, and specifications.
- Knowledge of building codes, regulations, and construction industry policies and procedures.
- Strong organizational skills with the ability to plan, prioritize, and coordinate multiple projects simultaneously.
- Excellent communication and interpersonal skills to collaborate effectively with field teams, designers, vendors, and management.
- Full-time, as needed position.
