JJob Summary
The Project Manager/Senior Project Manager oversees all phases of large and complex multifamily construction projects from preconstruction through closeout to ensure they are completed safely, on time, within budget and in alignment with company standards and client expectations. This role provides leadership to project teams, coordinates with ownership, manages contracts and schedules and ensures quality and compliance throughout project delivery.
Key Responsibilities
Project Leadership
- Direct and manage project development from conception through completion, including defining scope, goals, deliverables and performance metrics
Budget and Cost Control
- Establish project budgets, monitor costs, approve expenditures and ensure financial performance aligns with forecasts
- Review general contractor pay applications and verify work in place
- Track material procurement and long-lead items
Planning and Scheduling
- Develop comprehensive project plans and schedules, track progress and proactively mitigate risks and delays
Contract Management
· Administer owner and subcontractor agreements, including negotiation, review and compliance with project requirements
Team Management
· Lead multidisciplinary teams including project engineers, superintendents, subcontractors, and consultants to deliver successful outcomes
Client and Stakeholder Relations
· Serve as primary point of contact with ownership, architects, engineers and regulatory bodies to maintain strong relationships and clear communication
Quality & Safety
- Support quality control processes to ensure work meets plans and specifications
- Participate in site walks, inspections, and punch list activities
- Uphold safety protocols and quality standards across all project stages
RFIs, Submittals & Documentation
- Monitor and assist with responding to RFIs, submittals, and shop drawings
- Coordinate with architects and engineers to obtain timely responses
- Maintain accurate project records
Permits & Inspections
- Track inspection status and required approvals
Project Closeout
- Assist with punch list completion and project turnover
- Collect warranties, O&M manuals, and as-built documentation
- Support certificate of occupancy and final closeout activities
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field
- 5-15 years of experience in construction, preferably multifamily
- Strong understanding of construction drawings, specifications, contracts, scheduling and cost control
- Proficiency with project management software (Procore preferred), Microsoft Office, Autodesk
- Available for occasional overnight travel to out-of-town projects

Salary : $90,000 - $120,000
