What are the responsibilities and job description for the Property Turn Technician position at Black Swan Property Management?
About the role
Our Turn Technicians get vacant apartments ready for the next resident, fast and done right. A turn here is five things: cleaning, carpet shampoo, paint, flooring and small maintenance. We only do what's needed to get a unit rent-ready. We fix and refresh what's there before we replace anything. You'll own your units from move-out to rent-ready and keep them moving every day.
What you'll do:
- Walk units at move-out and decide what the unit actually needs. Start with clean and shampoo, then decide on paint and flooring.
- Own each turn assigned to you from start to finish. You're the name on the unit.
- Get cleaning, shampoo, paint, flooring and maintenance happening at the same time, not one after another.
- Handle small maintenance yourself: patching, caulking, touch-up paint, fixtures, cabinet faces and doors, hardware, and minor plumbing and electrical fixes.
- Schedule vendors and hold them to our standard and our pricing.
- Keep each turn's status current in Property Meld every day so leasing always knows what's showable.
- Aim for a 3-day turn and flag any unit down 10 days right away.
- Use our standard paint colors, flooring and finishes, and note what's in each unit.
- Keep supplies stocked and track materials used.
- Keep scope tight. If a unit needs more, raise it before anyone starts.
What we're looking for:
- Experience with apartment turns, property maintenance or general repair work
- Good eye for what can be saved versus what needs replacing
- Can manage several units at once without dropping any
- Comfortable using an app on your phone to track your work
- Valid driver's license and reliable transportation
- Bilingual is a plus
Hours:
Monday-Friday 8am-5pm, occasional weekends
Pay: $20.00 - $26.00 per hour
Expected hours: 40.0 per week
