Position Overview

The Revenue Manager is responsible for driving portfolio-level revenue performance across an assigned portfolio of multifamily communities. This role owns pricing strategy, inventory management, demand forecasting, and revenue optimization initiatives to maximize Net Operating Income (NOI), occupancy efficiency, and rent growth.

The Revenue Manager partners closely with Asset Management, Property Management, Marketing, and Executive Leadership to align pricing strategy with asset business plans, market positioning, and ownership objectives.

This role is both strategic and tactical, responsible for day-to-day pricing execution and long-term revenue performance planning.

This role reports to to the Vice President of Revenue Management. This is a hybrid position that combines both in-office and remote work. Periodic travel may be required.

Core Accountabilities

The Revenue Manager is accountable for measurable revenue performance across the assigned portfolio, including:

  • Market rent growth
  • Occupancy optimization
  • Concession reduction
  • Loss-to-lease management
  • Renewal rent growth
  • Lead-to-lease conversion alignment
  • Forecast accuracy within defined variance thresholds

Key Responsibilities

Portfolio Revenue Strategy & Execution

  • Develop and execute pricing strategies aligned with asset-level business plans.
  • Optimize rate positioning, lease term strategy, hold periods, and concession structure.
  • Manage daily pricing approvals and override governance.
  • Ensure disciplined inventory management to avoid revenue leakage.
  • Maintain optimal economic occupancy vs. physical occupancy balance.

Forecasting & Business Planning

  • Produce rolling 30/60/90-day demand forecasts.
  • Participate in annual budget creation and quarterly reforecasting.
  • Analyze and model rent growth, absorption velocity, and lease trade-out performance.
  • Provide scenario modeling for:
    • Economic shifts
    • Supply delivery impacts
    • Renovation premiums
    • Disposition timing
    • Stabilization plans for new developments
KPI Monitoring & Performance Analytics

  • Monitor and report on:
    • Rate acceptance
    • Prospect-to-lease conversion
    • Days vacant
    • Average days to lease
    • Renewal capture rate
    • Lease trade-out %
    • Concession burn
    • Gain/Loss to lease
  • Identify underperformance trends and implement corrective strategies.
  • Maintain pricing discipline compliance and audit override patterns.
Market Intelligence & Competitive Positioning

  • Conduct ongoing comp-set analysis including:
    • Effective rent comparisons
    • Concession positioning
    • Occupancy trends
    • New supply impacts
  • Maintain proprietary market survey databases.
  • Provide quarterly market outlook reports for leadership and ownership.
Cross-Functional Leadership & Alignment

  • Lead structured pricing calls with property teams.
  • Align revenue strategy with:
    • Marketing campaign timing
    • Asset renovation rollouts
    • CapEx projects
    • Utility and ancillary pricing strategy
  • Partner with Asset Management to ensure revenue execution matches asset strategy.
Renewal & Retention Strategy

  • Develop renewal rent strategies based on:
    • Resident segmentation
    • Market gap analysis
    • Retention probability modeling
  • Balance trade-out growth with turnover cost reduction.
  • Monitor renewal capture and identify retention risk patterns.
Ancillary Revenue & Total Revenue Optimization

  • Collaborate with Operations and Utilities leadership to:
    • Optimize fee structures
    • Align bundled pricing
    • Evaluate ancillary income penetration
  • Identify additional revenue streams that complement rent growth.
Acquisition & Development Support

  • Provide underwriting support for acquisitions and development projects.
  • Validate market rent assumptions.
  • Support lease-up strategies for new developments.
  • Analyze premium potential for renovated unit programs.

Systems & Governance

  • Maintain integrity of revenue management systems (RealPage, OneSite, etc.).
  • Audit pricing tool configuration and parameter alignment.
  • Develop and maintain Tier-1 revenue workflows and SOP documentation.
  • Ensure compliance with Fair Housing, ADA, FCRA, and all pricing-related regulatory requirements.

Executive Reporting

  • Provide structured monthly portfolio revenue summary reports including:
    • Variance to budget
    • Pricing compliance metrics
    • Forecast accuracy
    • Market shifts
  • Present findings and strategic recommendations to leadership and ownership as needed.
Education, Experience, And Skills

  • Demonstrated interest in real estate and/or pricing advisory services.
  • Bachelor’s degree in analytically focused field such as finance, economics, real estate, or statistics.
  • Two or more years in an analyst or associate level role.
  • Independent thinker with a willingness to take strong opinions.
  • A proficiency with industry-standard property management tools and software. Specifically, a working knowledge of RealPage/OneSite is a plus
  • Be driven and a self-starter with the ability to identify next steps and fully execute
  • Exhibit professionalism and discretion throughout all interactions with coworkers, residents, vendors, and the community
  • A complete understanding of Fair Housing
  • A desire for professional development and continued learning
  • Ability to work on everything from the very tactical to strategic and manage one’s time effectively
  • Ability to perform at high levels in fast paced work environment and successfully adapt to changing priorities and work demands
  • Proficiency with Microsoft Excel including pivot tables, VBA, and Macros.
  • Familiarity with database design, development, and management.
  • Expertise and understanding of forecasting and pricing for rents and leasing.
  • Basic understanding of accounting principles.
  • Strong creative, research, analytical and quantitative skills to help generate revenue opportunities.
