Role Details

The Superintendent is the on-site construction leader responsible for full field execution of the project and owns jobsite operations, safety, quality, schedule coordination, and subcontractor performance from mobilization through closeout. The Superintendent is fully accountable for daily site outcomes, field staff leadership, and execution of contract documents in coordination with the Project Manager. The Superintendent translates plans, schedules, and project goals into coordinated, safe, and efficient construction operations.

Key Responsibilities:

Field Leadership

• Assume full responsibility for daily jobsite operations, including manpower coordination, sequencing, logistics, and productivity.
• Direct and supervise Assistant Superintendent(s) and field staff, assigning tasks and setting daily priorities.
• Mobilize the jobsite, including temporary utilities, site offices, access controls, and material laydown planning.
• Ensure all work is performed in accordance with contract documents, approved submittals, and specifications.

Schedule

• Lead short-term planning, including 3-week lookaheads, daily planning, and trade coordination.
• Conduct weekly subcontractor meetings to align schedules, manpower, and logistics.
• Verify that all prerequisites (labor, materials, approvals, inspections) are in place before work begins.
• Provide accurate field updates and progress reporting to the Project Manager.

Subcontractor & Vendor Management

• Establish and maintain strong working relationships with subcontractors and vendors.
• Direct subcontractor work, enforce contract requirements, and address performance issues.
• Reject non-conforming or defective work and materials and ensure timely corrective action.
• Communicate best practices to minimize rework, waste, and schedule impacts.

Safety Leadership

• Own and implement the site safety program in compliance with OSHA and company standards.
• Conduct daily safety inspections, weekly safety meetings, and toolbox talks.
• Maintain safety documentation, violation logs, and escalation procedures.
• Coordinate with safety consultants and lead OSHA inspections as required.
• Promote a culture where safety is a non-negotiable leadership expectation, not a delegated task.

Quality Control & Inspections

• Perform structural and architectural walks, identifying deficiencies and ensuring corrective action.
• Schedule and participate in all required inspections and site walks.
• Protect completed work and coordinate trades to maintain quality standards.
• Verify completed work prior to documentation and payment processing.

Documentation & Systems

• Maintain complete and accurate documentation in Procore, including: Daily logs, Inspections and permits, RFIs and field changes, Progress photos and reports
• Review material deliveries, verify tickets, and coordinate proper storage and protection.
• Prepare meeting agendas and upload minutes within required timelines.

Financial & Closeout Support

• Review monthly pay applications and verify completed work quantities.
• Support change order review by validating field impacts and scope alignment.
• Participate in pay draw inspections with owners, architects, lenders, and project managers.
• Lead punch list completion, turnover coordination, and final closeout activities.
• Review as-builts and assist in preparation of final closeout documentation.

Required Knowledge, Skills & Experience

• Proven experience managing full jobsite operations and directing field teams.
• Strong working knowledge of construction sequencing, subcontractor scopes, and safety codes.
• Demonstrated leadership presence with the ability to lead through influence and accountability.
• Proficiency in Procore, Microsoft Project, Bluebeam and related construction management software.
• Strong communication skills, both written and verbal.
• High level of initiative, organization, and problem-solving ability.
• Commitment to continuous improvement, learning, and professional growth.

Minimum Qualifications:

• 8 years of experience with a General Contractor managing ground-up Commercial construction projects
• Proven experience managing multiple projects simultaneously, with individual project values up to $50M-$120M
• Demonstrated full financial ownership of projects, including budgeting, forecasting, cost control, and cash flow management
• Minimum 5 years of experience directly managing site support staff
• Strong working knowledge of: Owner contracts and subcontract agreements, Change order management (owner and subcontractor), Cost reporting and cost-to-complete forecasting
• Proven involvement in: Preconstruction and subcontractor buyout, Scope leveling and contract alignment, Full project lifecycle delivery through closeout and warranty
• Proficiency in Procore, Bluebeam, Microsoft Office Suite (Excel required), Scheduling software (Microsoft Project or equivalent; Primavera preferred)
• Strong ability to: Lead projects independently with minimal oversight, Make decisions in real time under pressure, Maintain alignment between field operations and project controls
• Excellent organizational, time management, and communication skills
• Demonstrated integrity and professionalism in dealing with clients, subcontractors, and consultants
