Position Summary:

The Project Manager is responsible for leading projects from preconstruction through closeout. While remaining involved in the technical, contractual, and administrative aspects of a project, the Project Manager is ultimately accountable for profitability, schedule performance, client relationships, and overall team effectiveness. This role provides direction to the project team, makes key strategic decisions, and serves as the primary representative of the company to owners, consultants, and project partners.

Key Responsibilities:

Project Leadership & Execution Ownership

• Lead all phases of project delivery, from preconstruction through final close‑out
• Establish project strategy, execution plans, and performance expectations
• Direct and align Project Managers, Assistant Project Managers, Project Engineers, Superintendents, and support staff
• Resolve complex project issues involving scope, cost, schedule, and risk
• Develop and implement recovery strategies when schedule or budget performance is at risk

Financial Management & Profitability (Full Accountability)

• Own project budgets, forecasts, and financial outcomes
• Monitor cost performance and manage variance proactively
• Review, approve, and negotiate change orders, including cost and schedule impacts
• Oversee pay applications, subcontractor payments, and owner billing
• Ensure accurate and timely financial reporting, forecasting, and close‑out documentation

Contractual Authority & Risk Management

• Interpret, enforce, and manage prime contracts and subcontracts
• Negotiate and issue subcontracts and major purchase orders
• Identify contractual risks and implement mitigation strategies
• Ensure compliance with contractual, insurance, and legal requirements
• Serve as escalation point for contractual disputes or claims

Client, Consultant & Stakeholder Leadership

• Serve as the primary point of contact for owners, consultants, and key stakeholders
• Establish and maintain strong, long-term client relationships
• Lead OAC meetings, prepare agendas, and manage communication flow
• Represent the company professionally in all external interactions
• Drive client satisfaction and repeat business opportunities

Business Development & Market Engagement

• Play an active role in business development, including proposals, interviews, and presentations
• Maintain awareness of market trends and competitive conditions
• Contribute to bid strategy, project pursuits, and positioning efforts
• Support estimating, budgeting, and tender closings as needed

Team Leadership & Development

• Build, lead, and mentor high performing project teams
• Set clear expectations and hold team members accountable for performance
• Support the development and progression of Assistant Project Managers and Project Engineers
• Foster collaboration between office and field teams
• Model behaviors aligned with company values

Project Closeout & Long-term Performance

• Oversee all aspects of project close‑out, including: Documentation archiving, Warranty and maintenance manuals, Deficiency resolution, Warranty work
• Ensure projects are closed successfully from both operational and financial perspectives
• Capture lessons learned and support continuous improvement efforts

Minimum Qualifications

• 8 years of experience with a General Contractor
• Education Bachelor’s degree in Construction Management, Engineering, or related field preferred, or Equivalent combination of education and relevant field experience
• Proven experience managing multiple projects simultaneously, with individual project values up to $50 million.
• Demonstrated full financial ownership of projects, including budgeting, forecasting, cost control, and cash flow management
• Strong working knowledge of: Owner contracts and subcontract agreements, Change order management (owner and subcontractor), Cost reporting and cost-to-complete forecasting
• Proven involvement in: Preconstruction and subcontractor buyout, Scope leveling and contract alignment, Full project lifecycle delivery through closeout and warranty
• Proficiency in Procore, Bluebeam, Microsoft Office Suite (Excel required), Microsoft Project
• Strong ability to: Lead projects independently with minimal oversight, Make decisions in real time under pressure, Maintain alignment between field operations and project controls
• Excellent organizational, time management, and communication skills
• Demonstrated integrity and professionalism in dealing with clients, subcontractors, and consultants
