Position Overview:

The core mission of the Project Manager (PJM) is to lead, coach, and manage the people (Trade Partners (TPs), employees, suppliers and clients) to produce our remodeling projects on budget and on time and get a 5-Star review from the client.

Once the pre-construction meeting has occurred, you are 100% responsible for the timeliness, quality and profitability of the job. You are 100% responsible for owner relations, TP relations. You are to find solutions to the typical daily challenges every project faces.


Role Purpose:

The Project Manager (PJM) at Bel Air Construction (BAC) is a leadership role responsible for the complete execution of residential remodeling projects once pre-construction is complete. The PJM owns schedule, quality, profitability, client experience, and trade partner performance from project start through closeout.

This role is designed for a seasoned project manager who already demonstrates strong cultural alignment, leadership character, and an ownership mentality. Training will focus on BAC systems, Buildertrend, and BAC-specific execution standards — not on foundational values or work ethic.

The PJM reports directly to the Production Manager and operates with a high degree of autonomy and accountability. This role is critical to BAC’s growth strategy and leadership transition plan.


Core Responsibilities:

  • Assume 100% responsibility for assigned projects after the pre-construction meeting
  • Deliver projects on schedule, on budget, and to BAC quality standards
  • Lead and coordinate all trade partners, suppliers, and internal resources
  • Maintain strong, clear, and respectful communication with homeowners
  • Proactively identify issues and implement solutions without escalation when possible
  • Uphold safety, cleanliness, and professionalism on every job site
  • Execute BAC systems consistently, including Buildertrend documentation

Daily Accountabilities:

As the Project Manager (PJM), it is your responsibility to manage the materials, people and instructions provided by the Production Manager to complete the project on time and on budget, always being mindful of the Bel Air Construction philosophy of excellence, quality service, and customer satisfaction.

·      Project completed including all “punch list” items on or before the scheduled date of completion

·      Manage multiple projects

·      Read and understand every word in the specs & drawings

·      Work in the Buildertrend (BT) system

·      Contact and confirm all TPs Monday the week prior, the day before

·      Layout materials on jobs for TPs

·      Layout as needed for complete communication to TPs from drawings and specs

·      Quality control communication with TPs while they’re on site

·      Daily clear concise communication with homeowners


Required Experience & Capabilities:

  • Proven experience running multiple residential remodeling projects concurrently
  • Demonstrated ability to manage approximately $2M in annual project volume
  • Strong working knowledge of residential construction practices
  • Ability to understand; learn and retain knowledge
  • Ability to work without supervision
  • Ability to lead trade partners with clarity, respect, and firmness
  • High level of personal organization and follow-through

Base Salary – Base salary range: $115,000


Incentive Compensation (Individual Performance)

Leadership alignment supports individual-based incentives tied to demonstrated performance against the PJM Job Scorecard.

a) Quarterly Production Bonus - Paid quarterly and contingent on scorecard compliance.

b) Change Order Profit Commission

c) 5-Star Review Bonus


Health Insurance:

  • Employer contribution capped at approximately $12,000 annually (≈ $1,200/month family equivalent)
  • Employee selects plan and pays any cost above the employer cap


Paid Time Off & Holidays:

  • Starting PTO: 2 weeks (10 working days)
  • Paid holidays: 10 days annually

· PTO enhancements: After 5 years of service: 3 weeks PTO


Vehicle & Mileage:

  • Mileage reimbursement at IRS standard rate (default)
  • Vehicle allowance considered only as a rare, discretionary exception
