In person, Nassau County Real Estate Accountant/Financial Analyst

In the Real Estate Accountant role, we are looking for a self -starter who works well in a fast-paced environment to perform internal bookkeeping, accounting, and financial reporting functions for various tenanted buildings, construction, and development projects. Candidates are expected to assist with all phases of project accounting related to the company’s pre-development, active construction & property management activities, including but not limited to financial reporting, general ledger maintenance, asset management, and tax return preparation.

In the Real Estate Financial Analyst role, you will be responsible for underwriting investment opportunities across multiple asset classes, provide financial projections, and create OM’s. The ideal candidate is someone who has experience in the real estate industry and is familiar with historical and current financial data to understand the company’s investments.

Accounting Responsibilities

· Maintain and update company financial records and general ledgers for its property portfolio and various construction and development projects.

· Perform all treasury, banking, accounts payables & accounts receivables functions.

· Track capital calls and paid-to-date expenses, including the creation of project budgets and Accumulated Cost Reports(“ACR”).

· Provide monthly financial reporting and project progress reports to partners, investors, and other stakeholders.

· Interact with the company’s accounting professionals to prepare tax documents and financial statements including but not limited to tax returns, K1s and audited financial statements.

· Liaise with banking institutions on matters including but not limited, account management, wire transfers, vendor payments, and payroll.

· Prepare monthly bank requisitions for construction loan funding.

· Catalogue vendor insurance certificates and assist with insurance carrier audits.

· Work closely with the construction and development teams on project-specific tasks.

· Perform administrative tasks.

· Assist Principals with personal financial obligations on an as-needed basis.

Financial Analyst Responsibilities:

· Create financial models to underwrite potential development opportunities including capital markets and investor return analysis

· Conduct Market Analysis and compile sales comparable analysis

· Review and assess term sheets from perspective Lenders and Investors

· Prepare detailed underwriting packages and investment memos.

· Assist with DD process for investments and Capital Events

· Develop and present data-backed reports to support the management team in making strategic business decisions

· Calculate key performance metrics and review monthly cash flow activity and distributions

· Perform ad hoc financial analysis

Qualifications:

· Bachelor’s degree in Accounting, Finance, or other comparable business field

· 5 years of relevant work experience required

· Strong attention to detail, analytical and organizational skills required.

· Excellent reporting, communication, and interpersonal skills to work effectively with various partners.

· Ability to perform under a demanding environment while maintaining high work quality.

· Eager to handle various roles on as-needed basis in a fast-paced environment.

· Proficiency in Microsoft Office required, with a focus in Excel.

· Proficiency in Yardi Breeze and QuickBooks.

· Real Estate Experience a must have

Job Type: Full-time

Pay: $75,000.00 - $125,000.00 per year
