Summary

Sunwest Real Estate Group is seeking a Commercial Real Estate (CRE) Financial Analyst to support the financial reporting, accounting, budgeting, and analytical needs of its property management division. This is an excellent opportunity for an early-career professional who has strong financial acumen, advanced Excel skills, and an interest in commercial real estate. The ideal candidate will be comfortable balancing recurring monthly responsibilities with more analytical and project-oriented assignments.

The position will assist with monthly property financial reporting and accounting while also supporting cash flow forecasting, annual property budgets, operating expense analysis, tenant reconciliations, and other financial analyses. The role will work closely with the Director of Finance, Accounting Manager, Property Managers, and company leadership and will provide broad exposure to the financial and operational aspects of commercial real estate.

This is a full-time, hybrid position based in our office. Employees are expected to work on-site four days per week, with the opportunity to work remotely one day per week after successfully completing an initial onboarding and training period.

Essential Job Responsibilities

• Prepare and maintain property-level cash flow forecasts and other financial models; Assist with the preparation of annual property operating budgets and periodic reforecasts.
• Assist with operating expense and triple-net (NNN) reconciliations, including analysis of recoverable expenses, tenant allocations, caps, exclusions, and other lease-specific provisions.
• Prepare supporting schedules and analyses for property management, company leadership, clients, lenders, and ownership groups.
• Develop and improve Excel-based reports, models, templates, and internal processes.
• Provide analytical support for special projects and ad hoc reporting requests.
• Prepare and review monthly property financial reporting packages.
• Assist with the month-end close process, including journal entries, accruals, bank reconciliations, and balance sheet reconciliations.
• Assist with cash management activities and monitor property-level cash needs.
• Record and apply tenant rent payments, prepayments, concessions, and other tenant account adjustments.
• Post utility submeter charges and credits and maintain related supporting documentation.
• Prepare utility-related, recurring, and other property-level journal entries.
• Coordinate with Property Management personnel to resolve tenant, vendor, and property accounting matters.
• Review lease commission billings and related supporting documentation.
• Administer and reconcile designated corporate credit card activity.
• Assist the Accounting Manager and Finance team with other recurring reporting and accounting responsibilities.

Qualifications

• Bachelor’s degree in finance, accounting, economics, real estate, or a related field preferred
• 1-3 years of relevant professional experience preferred; strong entry-level candidates with applicable internship experience will also be considered.
• Strong financial acumen and an interest in commercial real estate finance, accounting, and operations.
• Advanced proficiency in Microsoft Excel, including experience with formulas, lookups, pivot tables, data analysis, and financial modeling.
• Ability to organize, analyze, and interpret financial information and communicate findings clearly.
• Strong analytical and problem-solving skills, with the intellectual curiosity to investigate discrepancies and understand the underlying business drivers.
• Excellent attention to detail and commitment to accuracy.
• Ability to manage recurring responsibilities while also completing analytical and project-based assignments.
• Strong organizational skills and the ability to prioritize multiple tasks and meet deadlines.
• Ability to work effectively both independently and as part of a collaborative team.
• Commercial real estate experience (including software such as Yardi Voyager) is preferred but not required.
• Willingness to learn, take initiative, and grow with the company.
