Position Summary

The Experienced Residential Service Technician is a full-time W-2 employee responsible for independently performing residential maintenance, repair work, and warranty support across occupied homes, rental properties, and company-managed properties.

This role is ideal for an experienced maintenance professional who can diagnose and complete a wide variety of residential maintenance and repair tasks with minimal supervision while maintaining a high standard of workmanship and customer service.

The employee works under the direction of the Warranty & Maintenance Lead and supports both scheduled maintenance activities and responsive service calls.

Key Responsibilities

Skilled Residential Maintenance & Repair

• Diagnose and complete residential maintenance and repair work with minimal supervision.
• Install and replace residential water heaters.
• Troubleshoot and repair basic plumbing issues, including unclogging drains and water lines.
• Inspect and troubleshoot electrical outlets, switches, lighting fixtures, and other basic residential electrical components.
• Service and maintain residential hot tubs and related equipment.
• Replace sediment filters and perform routine preventive maintenance.
• Perform finish carpentry, trim repairs, drywall patching, caulking, painting, and general handyman work.
• Complete repairs safely, efficiently, and in accordance with company quality standards.

Property Maintenance

• Perform general maintenance and repair work across company-managed homes, Airbnb properties, and rental properties.
• Conduct interior and exterior touch-up work as assigned.
• Perform basic landscaping and exterior property maintenance, including mowing, weed eating, and weed control.
• Identify maintenance concerns before they become larger issues and report recommendations to management.

Warranty & Field Support

• Assist the Warranty & Maintenance Lead in completing residential warranty work orders.
• Meet subcontractors on-site and assist with coordination when requested.
• Complete warranty repairs promptly while maintaining professional workmanship.
• Ensure assigned maintenance requests are completed within expected timeframes.

Equipment, Tools & Vehicle Operation

• Safely operate company vehicles in accordance with company policies.
• Transport tools, equipment, and materials between job sites.
• Tow utility trailers when authorized (training provided if needed).
• Maintain assigned tools, equipment, and vehicles in clean, safe operating condition.

Communication & Documentation

• Provide timely updates regarding work progress and completed repairs.
• Document maintenance activities using company systems.
• Communicate delays, material needs, safety concerns, or unexpected field conditions promptly.
• Maintain professional communication with homeowners, tenants, subcontractors, and team members.

Safety & Compliance

• Follow all company safety procedures and operational standards.
• Maintain safe, organized, and professional job sites.
• Report hazards, damages, or safety concerns immediately.
• Ensure completed work meets company quality expectations.

Work Conditions

• Field-based position requiring travel between multiple residential properties throughout Central Virginia.
• Work is performed both indoors and outdoors in varying weather conditions.
• Frequent lifting, carrying, bending, climbing, kneeling, and use of power tools is required.
• Reliable transportation to the reporting location is required (company vehicle provided when assigned).
• Participation in an on-call weekend rotation is required. Weekend call-outs are infrequent but applicants must be available when scheduled.

Required Qualifications

• Minimum two (2) years of hands-on residential maintenance, construction, handyman, or service technician experience.
• Demonstrated ability to perform residential maintenance work with minimal supervision.
• Experience with plumbing, carpentry, drywall repair, painting, and basic residential electrical troubleshooting.
• Ability to install or replace residential water heaters.
• Experience servicing hot tubs or similar residential equipment is preferred.
• Valid driver's license with a clean driving record and no restrictions.
• Ability to safely operate company vehicles.
• Ability to lift and transport equipment and materials safely.
• Willingness to participate in the weekend on-call schedule.

Preferred Qualifications

• Experience towing utility trailers (training available if needed).
• Residential warranty service experience.
• Property maintenance or property management maintenance experience.
• Strong customer service experience working directly with homeowners or tenants.

Compensation & Benefits

Employment Type: Full-Time, W-2 (Non-Exempt)

Starting Pay: From $20.00 per hour, depending on experience, skills, and qualifications.

Overtime: Eligible in accordance with applicable federal and Virginia labor laws.

Pay Schedule: Weekly.

Work Relationship

This position is a W-2 employment relationship with Bailey Builds. The employee performs assigned duties under the direction of the Warranty & Maintenance Lead or designated management personnel.
