Position Summary:
The position is 100% travel, you will be traveling to our communities nationwide. As the Floating Leasing Manager, you’ll have a big mission. If you choose to accept it, your mission will be successful management and oversight of the marketing and leasing functions and strategies for the property/properties, ensuring occupancy and resident retention meet property goals, and that leasing team members are meeting established goals and following all marketing and leasing company policies and procedures. Key Responsibilities
- Create, implement, evaluate and track weekly/monthly/annual marketing plans based on occupancy goals and market conditions; course correcting as needed to meet established goals; analyzing university and community market trends to identify additional marketing opportunities.
- Assist General Manager with hiring, training, supervising and coaching leasing team members and Community Ambassadors for success; developing and leading in-depth training programs for team members around leasing, touring and customer service expectations; create and manage all leasing team schedules
- Review and approval for all leasing files ensuring accuracy and completeness
- Manage regular reporting, including but not limited to, annual market analysis reports including criteria such as enrollment, housing facilities, campus calendars and admission standards, reporting on new housing developments and planned developments within the market
- Create and oversee marketing opportunities related to campus calendar research such as housing fairs, homecoming, student club events (on and off campus), and other organization events, managing relationships with college/university representatives to market to new student groups
- Responsible for actively participating in all leasing and marketing activities such as sales calls, tours and property presentations; ensuring all model units and tour areas are in show-ready condition; managing content and availability for all marketing materials and advertising sources.
- Exhibits strong commitment to the service needs of the internal and external customer.
- Represents the company in a professional and courteous manner.
- Maintains a comprehensive working knowledge of all aspects of leasing units and leasing documents in accordance with Company and Fair housing guidelines.
- Execute all lease renewals to maximize resident retention.
- Ability to understand and qualify all prospective residents and maintains
- Inspects all pre-leased apartments prior to resident’s scheduled move-in date; coordinates all changes regarding resident move-outs.
- Responsible for maintaining a closing ratio of 40% or higher and 80% or higher on shopping reports.
- Understands the community, specials and floor plans and maintains waiting lists of prospective residents.
- Accountable for “shopping” competitive properties to stay abreast of industry trends.
- Responsible for knowing the status of vacant units; inspection of all pre-leased apartments and securing lease renewals to ensure that the property generates a satisfactory cash flow.
- Travel up to 100% of the time to other sites as scheduled
- Other duties as assigned.
Job Qualifications:
- 3 years of onsite leasing or marketing experience in student housing.
- Demonstrated experience with using Entrata - to manage leads, marketing communications, and community content.
- Previous leasing experience preferred
- Strong sales and closing skills required
- Excellent organizational and customer service skills
- MS Office Word/Excel experience preferred
- A valid driver’s license required
- A positive, motivating and team-oriented attitude
- Strong communication skills
- A desire to exceed in a very competitive environment
