Position Overview
Axia Partners is seeking a Senior Investment Associate to join our growing investment team. In this role, you will begin to take over the majority of responsibility and relationship management for certain assets under the oversight of a Senior VP, while playing a central role in underwriting and executing new acquisitions.
Axia Partners is a growing emerging manager investing in commercial real estate and outdoor hospitality assets. We are currently closing deals at a high volume, which provides exceptional opportunities to get live reps across the full investment lifecycle early and often. We invest out of our blind fund as well as through SPVs for specific scaled opportunities.
We take a cradle-to-grave approach to every investment. You will be brought onto a deal team as an opportunity goes under LOI and will follow that deal through due diligence, closing, business plan execution, and ultimately disposition. We structure our teams this way because we value extreme ownership of active value creation in each of our investments — the people who underwrite a deal are the same people accountable for delivering its business plan.
As a Senior Investment Associate, you will be the day-to-day driver for your assigned assets — owning the models, the operating relationships, and the reporting — with a Senior VP providing oversight and strategic direction. This is a role for someone ready to step from supporting deals to running them. The ideal candidate is highly analytical, proactive, and eager to take ownership at every stage of the investment cycle.
Key Responsibilities
Asset Management
• Take primary responsibility for the financial performance of assigned portfolio assets, under the oversight of a Senior VP
• Own and maintain detailed financial models and tracking tools in Excel for assigned assets
• Analyze variances versus budgets, forecasts, and investment proformas, and recommend corrective actions
• Prepare and deliver quarterly asset summaries to investors, and monthly asset management reports to senior leadership
• Lead quarterly asset valuations for assigned assets
• Manage day-to-day relationships with property management teams to identify and implement operational improvements and cost-saving measures
• Create and implement initiatives to drive NOI growth, improve operational efficiency, and increase asset values
• Oversee capital projects in collaboration with CapEx teams, and evaluate returns on capital improvement investments
• Collaborate across teams including accounting, operations, and investor relations to ensure alignment of investment and operational strategies
Acquisitions / Dispositions
• Lead underwriting workstreams for new acquisitions, including financial modeling, market research, and due diligence
• Oversee significant portions of the due diligence process from LOI through closing, evaluating investment assumptions and building out the asset business plan
• Build and manage sourcing relationships and evaluate investment opportunities from the top of funnel
• Manage portions of the transaction closing process, coordinating with lenders, legal counsel, title, and other third parties
• Complete portfolio-level analyses and drive recommendations regarding hold/sell timing and dispositions for assigned assets
• Lead disposition workstreams for assigned assets, including broker coordination, marketing materials, buyer diligence, and closing
• Craft and present deal team materials to the investment committee and investors
Qualifications
• Bachelor's degree in Finance, Real Estate, Economics, or related field
• Master's degree is a plus, though not required
• 3-5 years of experience in real estate investment analysis, asset management, acquisitions, or related disciplines
• Advanced proficiency in Excel, including financial modeling and sensitivity analysis
• Competency in the use of AI tools such as Claude or ChatGPT to accelerate analysis, research, and work product
• Ability to complete ad hoc analysis with minimal oversight
• Strong understanding of financial statements and real estate valuation fundamentals
• Excellent analytical skills with solid experience determining root causes of issues
• Great verbal and written communication skills
• Ability to take an organized approach when confronted with many priorities
• Detail-oriented, self-motivated, and able to manage multiple priorities in a dynamic environment
Compensation & Benefits
• Base salary of $115,000 - $135,000, plus a performance bonus
