Position Overview

Axia Partners is seeking an Investment Associate to join our growing investment team. This individual will work on a deal team alongside a VP of Investments and directly engage with executive leadership in investments. You will play a key role in underwriting new investment opportunities and managing the performance of Axia's existing real estate portfolio.

Axia Partners is a growing emerging manager investing in commercial real estate and outdoor hospitality assets. We are currently closing deals at a high volume, which provides exceptional opportunities to get live reps across the full investment lifecycle early and often. We invest from our blind fund as well as through SPVs for specific, scaled opportunities.

We take a cradle-to-grave approach to every investment. You will be brought onto a deal team as an opportunity goes under LOI and will follow that deal through due diligence, closing, business plan execution, and ultimately disposition. We structure our teams this way because we value extreme ownership of active value creation in each of our investments — the people who underwrite a deal are the same people accountable for delivering its business plan.

As an Investment Associate, you will support your deal team across every stage of the investment cycle, building the analytical foundation and deal experience to take on increasing ownership over time. The ideal candidate is highly analytical, proactive, and eager to add value at every stage of the investment cycle.

Key Responsibilities

Asset Management

•       Analyze the financial performance of portfolio assets as part of a deal team led by a VP of Investments

•       Develop and maintain detailed financial models and tracking tools in Excel

•       Analyze variances versus budgets, forecasts, and investment proformas

•       Prepare quarterly asset summaries for investors and monthly asset management reports for senior leadership

•       Assist with quarterly asset valuations

•       Work closely with property management teams to identify and implement operational improvements and cost-saving measures

•       Support initiatives to drive NOI growth, improve operational efficiency, and increase asset values

•       Monitor capital projects through collaboration with CapEx teams, and evaluate returns on capital improvement investments

•       Collaborate across teams including accounting, operations, and investor relations to ensure alignment of investment and operational strategies

Acquisitions / Dispositions

•       Assist in the underwriting process for new acquisitions, including financial modeling, market research, and due diligence

•       Support the due diligence process from LOI through closing, evaluating investment assumptions and helping build out the asset business plan

•       Build sourcing relationships and evaluate investment opportunities from the top of funnel

•       Assist in coordinating the transaction closing process with lenders, legal counsel, title, and other third parties

•       Complete portfolio-level analyses and support strategic decision-making regarding hold/sell timing and dispositions

•       Support disposition execution, including preparation of marketing materials, buyer diligence requests, and closing coordination

•       Craft deal team materials for presentations to the investment committee and investors

Qualifications

•       Bachelor's degree in Finance, Real Estate, Economics, or related field

•       Master's degree is a plus, though not required

•       2-3 years of experience in real estate investment analysis, asset management, finance, or related disciplines

•       Advanced proficiency in Excel, including financial modeling and sensitivity analysis

•       Competency in the use of AI tools such as Claude or ChatGPT to accelerate analysis, research, and work product

•       Ability to complete ad hoc analysis with minimal oversight

•       Strong understanding of financial statements and real estate valuation fundamentals

•       Excellent analytical skills with solid experience determining root causes of issues

•       Great verbal and written communication skills

•       Ability to take an organized approach when confronted with many priorities

•       Detail-oriented, self-motivated, and able to manage multiple priorities in a dynamic environment

Compensation & Benefits

•       Base salary of $105,000 - $115,000, plus a performance bonus
