JOB SUMMARY
The Commercial Project Manager is responsible for project leadership and the project's overall success which includes owner satisfaction, financial success, quality, schedule, and safety. The Project Manager also participates in the interview preparation for negotiated projects; assists in preparing the estimate, writing bid scopes, scheduling, and planning of the project; and evaluating and determining appropriate construction methods while managing and maintaining relationships with subcontractors and trades.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Defines the project's goals by developing drafts that outline the specific objectives expected from a project.
- Identifies the teams that will be involved during the project and identifies their responsibilities and duties.
- Coordinates the efforts of different team members involved in a project and ensures the team achieves the project's deliverables without unnecessary delays.
- Develops the plan for a project by defining the different elements required along with an assigned timeline.
- Develops project-specific budgets and schedules while monitoring and directing the project's scope.
- Balances the needs of the different tasks against the available resources and the project deadline.
- Analyzes prepared budgets, makes suggestions on cost-cutting methods, and prepares periodic status reports.
EDUCATION AND/OR EXPERIENCE
- Bachelor's degree in construction management or civil engineering preferred but not required if the applicant has enough relevant construction experience.
- 5 years of ground-up project management experience in the commercial construction industry with a mix of project types including multi-family and/or multi-use preferred.
- Experience with projects sized at $25 million or greater preferred.
OTHER SKILLS AND ABILITIES
- Ability to interpret drawings, specifications and inspection reports.
- Excellent communication, time management and problem-solving skills
- Strong computer skills and proficiency in Microsoft Office programs including Microsoft Project software.
- Proficiency in Microsoft Office programs, ProCore, and Bluebeam.
PHYSICAL REQUIREMENTS
The work environment described here represents what the employee encounters while performing the essential functions of this job. The Commercial Project Manager operates in a hybrid work environment, with responsibilities split between an office setting and active commercial construction sites. While the office environment is well-lighted, temperature-controlled, and smoke-free, the expectation is that the employee will spend significant time on-site to oversee and support project activities. Office work involves prolonged periods of sitting at a desk, working on a computer, and engaging in administrative tasks. On construction sites, conditions may include noise, dust, uneven terrain, and exposure to varying weather. The employee must be able to navigate rough or unfinished surfaces, climb stairs, and move safely around active work areas. Occasional lifting of up to 15 pounds is required.Salary : $80,000 - $130,000
