Job Title: Assistant Property Manager (Multifamily Portfolio – NYC)
Position Overview
We are seeking a detail-oriented and proactive Assistant Property Manager to support the day-to-day operations of a portfolio of rent-stabilized residential properties in New York City. This role requires a strong understanding of regulatory compliance, tenant relations, rent collection, and coordination with maintenance teams.
The ideal candidate is highly organized, responsive, and experienced in navigating the complexities of NYC rent regulation.
Key Responsibilities
Property Operations
- Assist in managing daily operations across a portfolio of rent-stabilized buildings
- Coordinate with superintendents, porters, and vendors to ensure timely completion of repairs and maintenance
- Conduct periodic property inspections and track building conditions
Leasing & Compliance
- Prepare and process lease renewals in compliance with NYC Rent Stabilization Code and Housing Stability and Tenant Protection Act of 2019
- Calculate legal rents, preferential rents, and applicable increases per New York City Rent Guidelines Board orders
- Maintain DHCR registrations and records with New York State Division of Housing and Community Renewal
- Ensure compliance across Section 8, NYCHA, HPD and city subsidy program
- Oversee compliance with all applicable local laws, regulations, and building department requirements
Tenant Relations
- Respond to tenant inquiries and complaints in a timely and professional manner
- Coordinate access for repairs, inspections, and agency visits
- Maintain detailed records of tenant communications
- Assist with holdover and non-payment cases by compiling documentation
Administrative Duties
- Maintain organized digital and physical tenant files
- Track insurance certificates, permits, and vendor compliance
- Support reporting and special projects as needed
Qualifications
- 5 years of property management experience, preferably in NYC rent-stabilized housing
- Working knowledge of rent stabilization laws and DHCR regulations
- Experience with property management software (e.g., Yardi, AppFolio, or similar)
- Strong proficiency in Microsoft Excel and document management systems
- Excellent communication and organizational skills
- Ability to manage multiple priorities in a fast-paced environment
Preferred Qualifications
- Experience handling DHCR registrations and rent calculations
- Familiarity with Housing Court processes in NYC
- Experience working with Section 8 / NYCHA tenants is a plus
