Senior Project Accountant
The Senior Project Accountant is a critical role supporting the Development team at Arthaus. This position is an integral part of the full accounting cycle for our development and construction projects. As part of a vertically integrated company, the Senior Project Accountant will manage the books for our property owner and general contractor entities, spanning job cost accounting, accounts payable, loan draw administration, and monthly financial reporting. This role will work directly with the project management team and senior leadership. This candidate will be supported by the off-shore accounting team members who The ideal candidate is detail-oriented and process-driven, comfortable working across project teams and communicating with vendors, and has hands-on experience in construction and/or real estate accounting.
Primary Job Responsibilities:
AP and General Ledger
- Process construction payables including coding, approval routing and maintenance of job cost reports
- Review and process contractor payment applications, including percent completion, retainage, and verification of lien waivers.
- Collect and track vendor and subcontractor compliance items: insurance certificates, lien releases, W-9s, and executed contracts.
- Prepare journal entries for corrections and reclassifications; maintain an accurate and organized accounting file system.
Construction Loan Administration
- Work with project team to compile and submit monthly loan draws with all required supporting documentation.
- Work with loan administration contacts from the lender to provide any documentation or support required to obtain draw funding.
- Monitor and communicate remaining loan funding availability to the project team and management.
Reporting and Close Process
- Lead monthly close tasks including account reconciliations and work-in-process (WIP) reconciliations.
- Prepare monthly financial reports: job cost budget vs. actuals, balance sheet and income statement, and project cash flow forecasts.
- Coordinate with and manage the outsourced accounting team on close-related tasks.
Contract/Budget/Change Order Management in Yardi
- Ensure budgets are kept up to date and reflective of current commitments.
- Analyze change orders and communicate to the Controller and Project team any variances or discrepancies.
- Update project budgets monthly, per the development and construction team.
- Assist with organization and saving of vendor contracts, ensuring that Yardi commitments are tied out and up to date.
- Assist with creating and issuing change orders, per the development and construction team ensuring that Yardi is tied out and up to date.
Manage General Contractor Books
- Credit card reconciliations
- Payroll reimbursements
- GL insurance payments
- Business tax and state compliance
Qualifications
Required:
- 4-6 years accounting experience
- Real Estate, Contracting and/or job cost accounting experience
- GL experience
- Intermediate knowledge of excel
Preferred
- Bachelor's Degree. Degree in accounting or a related field ideal but not required.
- Proficiency in Yardi and Quickbooks strongly preferred.
