Assistant Construction Manager

The Assistant Construction Manager will work closely with the Senior Construction manager on many exciting new ground up construction projects for our Affordable by Design Housing concept.

Primary Job Responsibilities:

Project set up / Precon

• Support the Construction team in all aspects of the Preconstruction and Construction phases of value-add and ground-up multifamily construction to ensure the project is completed within budget and on schedule.
• Support in the management of the construction budget and schedules for assigned projects.
• Work with the team on coordination and support of the acquisition and development team in the estimating of ground-up construction projects and the overall buyout process.
• Coordinate with Consultants and Engineers during the Preconstruction phases to define design, prepare drawings, package permit submittals and define scope of project.

Project Management

• Manage and source new contractors, subcontractors, consultants, vendors, and suppliers for the Company.
• Manage and meet contractors, subcontractors, consultants, and vendors onsite during the course of a construction project
• Manage budgets, schedules and contract documents in the relevant systems for construction management and project accounting to ensure they are accurate and up to date. This includes but not limited to keeping budget updated in the accounting system, schedules in Microsoft project, and document management in Box.
• Work with the senior construction team to actively problem solve through challenges and obstacles throughout the course of a job.

Contracts and Vendors

• Support in the preparation, review and approvals of GC and subcontractor contracts.
• Work with the project accounting team to ensure contracts and invoices are obtained and appropriately entered into the system, as well as to ensure collection of lien releases and other necessary payment backup.
• Work with the project accounting team to ensure timely payments and accuracy of job costs.
• Review and approve vendor contracts, invoices, partial/final lien waivers and manage deliverables between our in-house GC and external vendors
• Manage bid out process for various projects and project scopes, work with vendors to obtain consistent bids and level competitive bids in order to compare pricing.

Reporting, Loan Draws and Accounting

• Support in the reporting of progress and budget matters to Senior Staff during weekly project meetings as well as ad hoc requests. This includes reconciling budget and job cost accounting, updating schedule, reporting against high level milestones and action items, reviewing financial statements, routinely and for the monthly close process for assigned projects
• Manage loan draw process for assigned projects, working closely with project accounting team to prepare, review and submit monthly loan draws.
• Work with and support the accounting and finance teams to forecast and manage cash for assigned projects.
• Communicate clearly and timely regarding all relevant matters, to both internal Company stakeholders as well as external vendors.

Secondary Job Duties – Aside from your core responsibilities detailed above, your performance and success will be evaluated based on standards that are expected across all functions of the company. Specifically, work should be completed on time, accurately, and to the quality expected by the Company. A more detailed description of secondary duties to be provided with employment agreement.

Qualifications

Required:

• 3-6 years of construction or project management experience
• Experience at a general contractor, sub contractor, or as an owners representative
• Bachelor's Degree in Construction management, Engineering, Architecture or a related field.

Preferred

• Proficiency in Yardi preferred.
