Job Title: Maintenance (Maintenance Worker) Level I

Reports To: Department Director / SVP of Facilities 

 

Location: Varies

 


PRIMARY FUNCTION/PURPOSE:

Under general supervision, perform a wide variety of custodial and maintenance duties in order to provide a clean, orderly and safe environment to our clients and staff; and perform related work as required such as custodial care, grounds keeping, room setups, fire and safety programs, building repairs, equipment, inventory control etc.


Experience, Knowledge, and Abilities: 


General knowledge of building cleaning practices, supplies, and equipment and ability to use them economically and efficiently; ability to understand oral and written directions; ability to establish and maintain effective working relationships with co-workers; ability to read and write work orders; physical ability to perform heavy manual work; ability to lift a minimum of 50-lbs and ability to work independently.

 

Primary Duties & Responsibilities include, but are not limited to:


  • Perform complete floor maintenance duties  Vacuum, Shampoo carpets, spot clean, sweep, mop, scrub, strip, wax and polish floors as needed. 
  • Buffing, waxing, scrubbing floors, pulling trash and cleaning windows. 
  • Sweep, mop, dust meeting room, conference room, auditorium, lunch room, gym, and kitchen after every use.
  • Repair doors, door locks, windows and installs window blinds as needed.
  • Test/ inspect and complete monthly checklists on buildings equipment such as, fire extinguishers, emergency lights, exit lights and fire alarm boxes. And keep record of all inspections.
  • Conduct fire drills twice a month and keep log book up to date. 
  • Maintain record and reports to boiler operations, oil usage and orders.
  • Maintain and update inventory reports of building maintenance and custodial supplies.
  • Wash walls, woodwork, fixtures, doors, hand rails, windows etc. 
  • Gather and dispose of debris, litter and trash.
  • Setup rooms for activities and meetings, move furniture, equipment and supplies.
  • Replace fluorescent bulbs, light bulbs, exit lights, emergency lights etc. 
  • Replace light fixtures, light ballast, electrical outlets, and light switches as needed. 
  • Spackle and paint offices, classrooms, doors and windows as needed.
  • Assemble new office furniture and equipment as required. 
  • Perform minor plumbing, electrical and construction repairs as needed. 
  • Assist the Director of Facilities and or Assistant Director of Maintenance with major repairs and or renovations.
  • Service and maintain building equipment.
  • Remove snow from parking lot and sidewalks.
  • Accept all deliveries and deliver them to their proper department. 
  • Open and close the building and ensure security of building after working hours.
  • Respond to emergency maintenance needs as required i.e. floods, snow removal, leaks, power outage, heating problems etc.
  • Perform other related duties in the department as assigned by the Director of Facilities and or the Assistant Director if Maintenance.
  • All staff members are expected to complete their work in a timely fashion. Anyone who has completed their assignments should inform their supervisor as soon as possible.

 

 


Qualifications/Criteria:

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. 
  • The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. 


 

On-Call Schedule:

  • Maintenance employees must be able to adhere to a flexible work schedule. Around-the-clock service needs to be provided on a regular basis by maintenance personnel for emergencies or problems. An on call rotating schedule is posted every week to make certain emergency service is provided 24/7. 
  • All maintenance employees must carry their company cellphone with them at all times, so when on call to keep in communication. 
  • When on call, maintenance must answer all calls in a timely and efficient manner.
  • Assist Housekeeping staff with cleaning as needed. 

 

 

Other Requirements:

 

  • Maintenance must always present themselves in a kind, professional way to residents, vendors, contractors and co-workers.
  • Maintenance employees must obtain a Boiler, Sprinkler, Fire conductor and Drivers license within six months of the day of hire. 
  • Staff members will meet with their supervisor on a weekly basis for a briefing on their work and, of course, on an as needed basis in between.


Appearance:


  • All employees are expected to look presentable, have proper hygiene (i.e. not exhibiting offensive odors), and grooming standards. Hair must be neat, clean, and combed. Hair length will in no case interfere with work assignments or create a hazard. Dangling earrings are not permitted during work hours.


Uniforms:

  • Argus Community, Inc. provides all maintenance employees with work shirts, pants and a jacket. The agency does not provide the employee with footwear. The employee is responsible for purchasing their own work boots. Construction boots/work boots must be worn during work hours to comply with safety standards. Sneaker or shoes are not permitted to be worn during work hours. Work boots shall be in good safety standard condition. 
  • Employees reporting to work must be in uniform at the start of their shift. 
  • Uniforms must comply with safety standards and not be loose fitting or ragged. Shirt tails must be tucked in at all time and belts worn if deemed necessary. Uniforms cannot be altered in appearance from standard issue, except for proper fit.
  • Failure to wear the uniform as required by agency uniform dress code and safety standards will result in disciplinary procedures.
  • Employees are responsible for all uniforms assigned to them. Lost /missing uniforms must be reported to the Supervisor as soon as the employee finds them missing or lost. Uniforms must be clean and in good repair at the start of the work shift. A washer and dryer are provided by the agency so that all employees can wash their uniforms as needed.
  • Personal jackets, coats or hoodies are not allowed to be worn within the building. If needed the employee can only wear his or her charcoal gray uniform jacket provided by the agency. 
  • Other wearing apparel such as thermo wear garments and T-shirts when worn must be charcoal gray, navy blue, black or white in color and worn under the uniform. T-shirts must not be bright colors which show through the uniform. If a long sleeve undergarment is worn, then a long sleeve shirt must be worn to cover the undergarment. No more than the first two top buttons on the work shirts may be unbuttoned during daily work schedules.
  • No hats/head gear, with the exception of religious garb, is to be worn in the facility at any time.

 

Education: 


  • High School or GED 

Employment is contingent upon the successful completion of a background check and/or fingerprinting (department-dependent), which will be conducted following a conditional offer of employment in adherence to NYC Fair Chance Act guidelines.
