Looking for a resourceful self-motivator to manage construction for a solid, and growing property portfolio. This is an in-house role, employed directly by the ownership group. It is a great opportunity to use your existing skills to manage facility construction needs, but also tremendous learning potential and growth possibilities with expanding development projects. It’s an opportunity to shape a program and grow it for the ownership team. This role will work directly with the company CEO and will be a critical part of the performance and growth of the company’s real estate portfolio.
The ideal candidate will be able to plan and manage commercial construction projects from start to finish. We are looking for someone with enough experience that can hit the ground running but is also still hungry to learn and grow. A strong entrepreneurial drive, willingness and ability to be adaptable, desire to operate with ownership of your projects, and managing with integrity are the traits we are looking for.
Responsibilities
· Evaluate project needs and determine approach for completion ranging from self-perform, to subcontracting and managing, to full RFP and team management.
· Estimating project costs and capital budgeting for decision making and prioritization
· Procure subcontractors, labor and materials for completion of project
· Help manage, direct, and deploy the company self-perform teams
· Manage project financials
· Monitor project deliverables
· Internal and external communication on project progress and requirements. Generate and track relevant project action items of stakeholders and team members.
· Direct supervision and support of onsite superintendents
· Onsite subcontractor management, quality control
· Coordination and communication with, and depending on the project, direct management of outside architectural and engineering partners
· Work with ownership and building partners on larger capital development projects.
· Identify and resolve project issues proactively to keep schedules and budgets on track
· Assist in creating processes and procedures for the continued management of the asset needs
· learn and utilize AI tools to improve productivity and create value to ownership where possible
· Occasional regional travel
Qualifications
· Experienced program manager, commercial project manager, or APM or construction manager looking for more diverse roles and room to grow
· Bachelor's Degree or equivalent experience
· Strong business acumen in project planning and management
· Strong verbal, written, and organizational skills
· Experience with construction project management software and standard MS Office suite, or technical literacy enough to quickly learn and navigate
· 5 - 10 years experience in direct commercial construction project management
