Position Summary
The Leasing Agent is the community's primary sales professional and brand ambassador. This position is responsible for driving occupancy and revenue by delivering an exceptional customer experience, converting qualified prospects into residents, supporting resident retention, and representing Arbor Property Management with professionalism, integrity, and enthusiasm. Success in this role is measured by leasing performance, customer satisfaction, accurate administration, Fair Housing compliance, and meaningful contributions to the overall success of the community.
Essential Duties & Responsibilities
Sales & Leasing Excellence
- Manage the leasing process from first inquiry through move-in using a consultative sales approach.
- Respond promptly to all telephone, online, and walk-in inquiries and maintain timely follow-up until a leasing decision is reached.
- Conduct engaging apartment and community tours tailored to each prospect's needs.
- Present community features, pricing, and current promotions while overcoming objections ethically and professionally.
- Maintain accurate guest cards, CRM activities, and prospect communications to maximize conversion opportunities.
- Achieve individual leasing, occupancy, and renewal goals established by management.
Customer Experience & Resident Relations
- Deliver exceptional service to every prospect, resident, and guest.
- Complete professional move-in orientations and ensure new residents receive a positive first impression.
- Coordinate resident concerns with the maintenance and management teams and follow through until resolution.
- Build relationships that support resident satisfaction and long-term retention.
Marketing & Business Development
- Support outreach marketing initiatives, resident referral programs, and community events.
- Maintain accurate online listings, promotional materials, and digital marketing content assigned to the community.
- Monitor market trends, competing communities, and provide recommendations to management.
- Represent Arbor professionally at all community marketing events and networking opportunities.
Administrative & Compliance
- Process applications, screening documentation, lease agreements, renewals, and resident files accurately and timely.
- Maintain complete and accurate records within the property management software and CRM.
- Accept rental payments and complete administrative tasks in accordance with company policy.
- Ensure all leasing activities comply with Fair Housing laws and company policies.
Property Presentation & Team Collaboration
- Inspect model apartments, amenities, leasing office, and market-ready homes to ensure presentation standards are maintained.
- Promptly communicate maintenance, housekeeping, or curb appeal concerns.
- Partner with the Property Manager, Assistant Property Manager, and Maintenance team to achieve occupancy, financial, and resident satisfaction goals.

Qualifications
Education
- High school diploma or GED required.
Experience
- One year of leasing, sales, hospitality, customer service, or related experience preferred.
Knowledge, Skills & Abilities
- Strong sales, communication, negotiation, and customer service skills.
- Ability to build rapport, overcome objections, and close leases professionally.
- Proficiency with Microsoft Office and property management software; AppFolio experience preferred.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
Physical Requirements & Work Environment
- Walk the community and climb stairs while touring prospects.
- Operate standard office equipment and computer systems.
- Occasional outdoor work during marketing activities, inspections, and community events.
