Job Description
Duties
- Respond to and complete service requests, including performing minor and routine maintenance/repair: HVAC systems, interior/exterior lighting, gas/electric, electrical & plumbing, tile/carpet/flooring, roofing/gutters, ceiling leaks
- completion of all needed make-ready repairs and services
- Remove and transfer heavy appliances and equipment from storage area to unit (or vice versa)
- moving abandoned furniture and appliances to dumpster
- keeping grounds neat and free of litter
- Maintain awareness of all utility meter cut-offs, unit and fixture cut-offs, sewer cleanouts
- Perform additional duties requested by management
- Inform management of supply needs on a weekly basis
Qualifications:
- Minimum 2 years’ experience in property maintenance or equivalent field
- HVAC Certification is preferred.
- Must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools
- Must meet all physical requirements and be able to take direction
- Experience with appliance repair - dishwasher, washer and dryer required
Assist, perform, and be responsible for work including but not limited to:
- Perform resident service requests, as well as any preventative maintenance tasks
- Timely completion of routine repairs, maintenance requests and work orders
- Regularly inspect building to ensure cleanliness and safety standards are continually adhered to
- Establish and maintain a solid preventive/predictive maintenance program to maximize equipment life and minimize downtime
- Emergency only on-call maintenance
Qualifications
- Prefer general maintenance experience
- Job may require bending, climbing stairs, kneeling, lifting up to 50 lbs., stretching, squatting and walking
- Plumbing, electrical, heating/air conditioning and carpentry skills
- Must have a valid driver’s license
- Moderate oral and written communication skills
- Aptitude for general maintenance including: Plumbing, Electrical, HVAC systems .
- Must have basic tools and keep safe and neat work habits.
