What are the responsibilities and job description for the Project Manager – Real Estate Development & Preconstruction position at AP Development LLC?
AP Development LLC is seeking an experienced Project Manager to work with the CEO, CFO and Director of Development to manage real estate development projects from initial evaluation and site control through due diligence, design, entitlements, incentives, financing, loan closing, and transition to construction.
AP Development develops multifamily, historic rehabilitation, adaptive-reuse, mixed-use, and new construction projects. This position will serve as a development coordinator for assigned projects and work closely with architects, engineers, municipalities, lenders, title companies, attorneys, consultants, and AP Construction.
Key Responsibilities

- Coordinate environmental studies, surveys, title, zoning, utilities, geotechnical work, and other due diligence.
- Manage architects, engineers, and consultants through design, entitlement, permitting, and financing.
- Coordinate zoning, site-plan approvals, variances, redevelopment approvals, and other governmental entitlements.
- Assist with negotiating and administering TIF, tax abatements, grants, CRA incentives, brownfield programs, and other public incentives.
- Coordinate federal and state historic tax credits and work with preservation consultants, SHPO, NPS, lenders, and tax-credit investors.
- Work directly with banks and lenders on loan applications, underwriting requirements, appraisals, budgets, sources and uses, and financial closing.
- Manage lender and title-company closing checklists and drive outstanding items to resolution.
- Maintain project schedules, development budgets, financing schedules, incentive deadlines, and critical-path items.
- Identify and resolve title, environmental, entitlement, financing, and development issues before they delay a project.
- Coordinate the formal handoff of fully prepared projects to AP Construction at construction commencement.
This is a real estate development position, not a construction superintendent or construction project manager position. AP Construction manages day-to-day construction activities after commencement.

This individual should be highly organized, persistent, comfortable working independently, and capable of coordinating numerous consultants, governmental agencies, lenders, and deadlines at the same time.
