Compensation: Approximately $250,000 base salary, commensurate with experience, with potential performance-based bonus.

An exceptional opportunity to join the delivery of high-end custom residential projects in Sagaponack and across the Hamptons.

We are seeking a highly capable Senior Project Manager / Project Executive with a proven track record delivering architecturally significant, luxury custom homes. This is a senior-level position for an individual who combines deep construction knowledge with strong commercial judgement, exceptional organisational skills and the ability to lead complex projects from inception through to final handover.

Key Responsibilities -

Project Leadership & Delivery

• Take overall responsibility for the successful delivery of multiple high-value custom residential projects.
• Lead projects from pre-construction, budgeting and procurement through construction, commissioning and final handover.

Commercial & Financial Management

• Develop, manage and maintain project budgets, cost plans, cash flow forecasts and financial reports.
• Oversee subcontractor procurement, contract negotiations, change orders and payment applications.

Construction & Programme Management

• Develop and manage detailed construction programmes, critical-path schedules and procurement timelines.
• Coordinate general contractors, subcontractors, specialist trades, suppliers and consultants.

Client & Stakeholder Management

• Build trusted relationships with owners, architects, interior designers, engineers and other key stakeholders.
• Provide clear, concise and consistent reporting on programme, cost, risk and project status.
• Manage expectations professionally, address issues decisively and maintain confidence throughout the construction process.
• Represent the project team with discretion, integrity and a high level of professionalism.

The Ideal Candidate:

You will be an experienced construction leader who has successfully delivered complex, high-value luxury residential projects and is comfortable operating with significant autonomy and accountability.

You will ideally bring:

• 12 years of construction or project management experience, with substantial experience in luxury custom residential construction.
• A proven track record delivering multimillion-dollar bespoke homes from pre-construction through completion.
• Experience managing the commercial, technical and operational aspects of complex residential projects.
• Strong financial management skills, including budgeting, forecasting, procurement and change-order control.
• Extensive knowledge of construction sequencing, building systems, premium finishes and architectural detailing.
• The confidence to lead experienced subcontractors, coordinate demanding design teams and manage discerning private clients.
• Excellent communication, negotiation, leadership and decision-making skills.
• A highly organised, hands-on approach, with the ability to manage multiple priorities without losing sight of detail.
• Familiarity with construction scheduling and project management platforms.

Experience in the Hamptons or the wider New York luxury residential market would be highly advantageous, particularly an established network of quality subcontractors, specialist trades and suppliers.
