SUMMARY Performs routine and extensive preventative maintenance and repair procedures on building, mechanical equipment and utility systems.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may
be assigned.
Performs minor and major repair of the building and equipment
Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects rooms, checks generator, replaces A/C filters, using floor cleaner daily on tiled floors, repairs or replaces broken items.
Replaces broken windows; repairs doors, door locks and closets; installs window blinds, sinks, toilets, and other necessary repairs.
Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed.
Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment. Also perform Fire Alarm system checks.
May repair electrical locks and control panels to maintain building security.
May install computer cable and/or telephone line.
Responds to emergency maintenance requests as required
Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
Maintains records of scheduled maintenance procedures.
Performs outside custodial duties such as light replacement as required.
May obtain estimates for supplies, repair parts; orders parts as needed.
SUPERVISORY RESPONSIBILITIES May exercise some supervision over other employees once department expands.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform
each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. .
EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED) and five years of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience.
Good skill in the use of hand and power tools.
LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short
correspondence, and memos. Ability to write simple correspondence. Ability to effectively
present information in one-on-one and small group situations to other employees of to
organization.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of
measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS: Valid Florida Driver's License.

WORK ENVIRONMENT: The work environment characteristics described here are
representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.
Also this employee with have encounters with the residents of the facility and must
maintain complete confidentiality of residents in the facility. Also must maintain a rapport
that is supportive and understanding of the medical/mental diagnosis of the resident.
Job Type: Part-time
Pay: $15.00 - $16.50 per hour
Expected hours: No more than 24 per week
