Project Manager / Estimator - Roofing & Exterior Restoration

We are seeking an experienced Project Manager / Estimator to take ownership of roofing, waterproofing, deck coating, exterior restoration, and tenant improvement projects from initial opportunity through final closeout.

This is a full-cycle role for someone who can evaluate a project in the field, develop accurate labor and material pricing, present a professional proposal, secure the contract, and manage successful execution. You will serve as the main point of contact for clients while coordinating field crews, subcontractors, vendors, schedules, budgets, and project documentation.

The position also includes a business development component. While the company will provide incoming opportunities, the successful candidate will be expected to establish relationships with property management companies, HOA communities, general contractors, commercial owners, and other referral partners.

This is not a desk-only Project Manager position. It requires regular jobsite involvement, technical knowledge of roofing and exterior systems, strong closing skills, and the ability to independently manage several active projects.

Requirements

• Meet with property managers, HOA representatives, general contractors, building owners, and commercial clients
• Perform job walks, field measurements, site evaluations, and existing-condition assessments
• Develop estimates for roofing, waterproofing, deck coating, balcony repair, exterior renovation, and tenant improvement projects
• Calculate material, labor, equipment, subcontractor, and overall project costs
• Prepare detailed proposals, scopes of work, exclusions, clarifications, and pricing options
• Present recommendations and proposals to clients, answer technical questions, and follow up until a decision is reached
• Negotiate project scope, pricing, and contract terms to secure profitable work
• Manage awarded projects from planning and mobilization through completion and closeout
• Coordinate superintendents, crew leaders, subcontractors, suppliers, vendors, and internal teams
• Develop and maintain project schedules, procurement plans, budgets, and field execution strategies
• Visit active jobsites to monitor progress, workmanship, safety, staffing, and schedule performance
• Maintain proactive communication with clients throughout the project lifecycle
• Identify field issues, scope changes, delays, and cost risks before they affect project outcomes
• Prepare and manage change orders, project documentation, billing support, and status reporting
• Conduct final job walks and oversee punch-list completion and project turnover
• Develop new business through relationship building, referrals, networking, and consistent market outreach
• Maintain an active pipeline of company-provided leads and self-generated opportunities
• Track proposals, awarded work, revenue production, and project profitability
  
  

Required Qualifications

• 8 years of experience in roofing, waterproofing, deck coating, exterior renovation, building restoration, or tenant improvement project management
• Proven ability to manage projects from estimating and proposal development through field execution and closeout
• Strong technical knowledge of reroofing, leak remediation, waterproofing systems, balcony and deck repairs, coatings, and exterior building repairs
• Experience developing detailed material, labor, and project pricing
• Ability to present proposals, negotiate project terms, and close work independently
• Experience managing residential, multifamily, commercial, and HOA-related projects
• Strong understanding of project scheduling, budgeting, field production, change orders, and job profitability
• Ability to coordinate multiple crews, subcontractors, vendors, and active jobsites simultaneously
• Strong client communication, organization, follow-up, and problem-solving skills
• Ability to operate independently and maintain full accountability for project results
  
  

Benefits

• Base salary generally ranging from $70,000-$110,000, based on experience, production history, and existing relationships
• Performance bonus tied to revenue generation, minimum sales expectations, and project profitability

• Strong performers can reasonably earn $130,000-$150,000 annually
• Additional earning potential for candidates consistently producing $2 million-$2.5 million or more in annual revenue
