Real Estate Project Manager

Role Description
The Real Estate Project Manager coordinates and drives projects through acquisition, entitlement, design, and construction phases. This role is responsible for day-to-day project delivery, consultant management, and stakeholder engagement, ensuring projects are completed on time, on budget, and aligned with AlphaX’s mission of building sustainable, community-focused housing.
Key Responsibilities
- Manage the full lifecycle of assigned real estate development projects, from acquisition and due diligence through construction and delivery.
- Build, update, and monitor project pro formas and financial models; track performance against budget and schedule.
- Lead consultant teams (architects, engineers, planners) and coordinate with municipal staff, agencies, and community stakeholders.
- Prepare entitlement and permitting applications; oversee submittals, responses, and revisions.
- Identify risks across entitlement, financing, and construction; propose mitigation strategies.
- Maintain project documentation, trackers, and status reports for senior leadership.
- Support financing activities, including lender due diligence, investor reporting, and closing documentation.
- Represent AlphaX in meetings with city staff, community members, and external partners.
Qualifications
- Bachelor’s degree in Real Estate, Urban Planning, Architecture, or related field.
- 3–5 years of experience in real estate development, project management, or construction management.
- Experience with entitlement and permitting processes in California (Bay Area preferred).
- Strong project management and organizational skills; ability to manage multiple projects concurrently.
- Excellent written and verbal communication skills.
