Overview
All Purpose Storage is seeking dependable, detail-oriented 1099 Facility Inspectors to support our growing network of self-storage facilities. As a contractor, you’ll independently perform routine inspections, light-duty maintenance, basic cleaning, and unit inventory verification to ensure each site meets our brand’s operational and appearance standards.
This role is ideal for professionals who are self-sufficient, observant, and take pride in quality work. You’ll manage your own schedule (within deadline windows), travel to multiple sites, and submit photo-documented reports through our standardized platform.
Scope of Work
Conduct detailed on-site inspections of assigned storage facilities.
Evaluate key facility elements: doors, gates, lighting, fencing, pest activity, signage, and general site condition.
Perform light-duty maintenance and basic cleaning tasks as needed (e.g., replacing latches, clearing debris, minor repairs, sweeping units or hallways, applying and removing overlocks, cutting locks as requested).
Report and document unit inventory status (e.g., vacant vs. occupied, unit condition, auction status).
Submit standardized digital reports with photos and notes.
Identify safety hazards or maintenance issues and escalate per reporting procedures.
Confirm completion and quality of recent maintenance or vendor work.
Adhere to All Purpose Storage’s quality and brand standards.
Requirements
Experience in inspections, general maintenance, property upkeep, or a related trade is preferred.
Strong attention to detail and self-directed work ethic.
Valid driver’s license and reliable transportation.
Access to smartphone or tablet for report submission and photography.
Comfortable walking properties and performing tasks in various weather conditions.
Ability to lift up to 50 lbs and complete light physical work.
Tools, Supplies, and Access
All Purpose Storage provides access to on-site tools, materials, and supplies—such as pest control items, door parts, cleaning gear, locks and specialty supplies related to the storage industry, etc. — to support consistency and efficiency.
Compensation & Terms
Hourly pay, based on experience and scope
Bi-weekly payment via invoice /timesheet submission
Contractor is responsible for own taxes, insurance, equipment, and expenses
No employment benefits or overtime; IRS Form 1099 will be issued annually
Contractor controls their methods and schedule within agreed timelines
Independent Contractor Notice
This is a 1099 contractor opportunity. You will operate independently, without direct supervision, and will not be treated as an employee. All Purpose Storage provides project scopes, expectations, deadlines, and access to optional site-based materials—but you retain control over how the work is completed. A contractor agreement will outline terms, responsibilities, and expectations.
