Offices Located in FLORAL PARK, LONG ISLAND & MANHATTAN, NEW YORK
Salary Range 75-95K
Must have COOP AND CONDO experience, must be open to being a portfolio manager (multiple accounts) or on site manager
Have a valid driver's license and car, must be available for Evening Board Meetings
Typically Office Hours: Monday-Friday 9-5 pm: Subject to change depending on the needs of the Building & Boards
The ideal candidate will be responsible for all operational and financial aspects of properties including budget control and maintenance requests. You will act as the portfolio manager and supervise all relevant personnel.
Responsibilities
- Working in coordination with the CTO, Operations Manager, Controller and Senior Property Managers on ensuring and enhancing the operational, mechanical, aesthetic, and financial functioning of all aspects of assigned client properties
- Perform all administrative duties, including but are not limited to; preparation for annual meetings, draft memorandums, subleases/rental leases and scheduled fees, timesheet tracking, reviewing OT for property staff, maintaining COIs, processing shareholder refund requests, and abatement reports, assessments, and credit.
- Attending board meetings and interacting with Board members regularly
- Attend board meeting (monthly, quarterly & annual) either in person or via Zoom. Evening meetings are required
- Reviewing, processing, overseeing, and filing the respective apartment alteration documents and collection of fees
- Oversee all construction and capital & improvement projects from inception, bidding, project life span through to completion
- Ensuring timely and accurate payment of property and other taxes, and recurring, vendor/contractor, and other assigned client property bills and obligations
- Ensuring the timely and accurate provision to owner/shareholder monthly statements as well as any adjustments.
- Oversee the operation and maintenance of machinery and equipment, such as heating and hot water boilers, make-up units, and booster pumps.
- Work with the Controller on operating budgets, capital plans/budgets & year-end variance reporting to evaluate property performance
- Supervise on-site building staff & manage shareholder/owner/ tenant relations to resolve issues promptly & in a professional manner
- Visit properties regularly and guide the on-site team to ensure properties are managed and running correctly
- Professionally represent the Company in all dealings with - change to shareholders/owners, visitors, vendors, and customers.
Qualifications
- Must have condo/coop experience
- Must be proficient in Microsoft Office applications
- Proficiency in Yardi required
- Bilingual- preferably Chinese Mandarin or Spanish
- 5 year of experience as a property manager
- BA/BS degree in Business Management or Real Estate
- Strong communication, interpersonal, and presentation skills
- Well-organized with excellent time management skills
- Full understanding of property management and its financial aspects
- In-depth knowledge of all rules and regulations surrounding property management
