• POSITION PHYSICAL REQUIREMENTS
  • Anything listed here requires a pre-employment physical by Employee Health to determine if the employee is capable of meeting the requirements.

    • Physical Activity:

      • Must be able to lift, carry, stand, bend, squat, crawl, reach, kneel, push, pull, and twist using good body mechanics for sustained periods of time.
      • Must be able to walk approximately 4 miles daily.
      • Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
    • Upper Extremity:
    • Push/Pull/Lift/Carry:

      • Must not have any health condition that prevent meeting the requirements of this position (e.g., allergies that prevent outside work during certain times of the year).
      • Must be able to lift/push up to 75 pounds.
• PART TWO: FUNCTIONAL RESPONSIBILITY
  
  
  • Position Objective

    • To follow instructions and complete job assignments with a minimal amount of supervision. The maintenance position will be assigned duties from the Maintenance Director. Assist in ensuring the facility is maintained in excellent condition, both inside and out, and is fully functional. Provides transportation as needed to medical appointments for Harvest Hill and Woodland residents through use of the Harvest Hill Courtesy Cars. Assists with the routine maintenance and inspection of the Harvest Hill Courtesy Cars. All responsibilities will be conducted in a manner that is consistent with the philosophy of assisted living.

      
      
  • Performance Expectation

    • Maintenance Tech

      • Responds to reported maintenance issues/problems via work order system, radio requests or in-person requests, setting priorities in conjunction with Director of Maintenance.
      • Inspects facility for potential maintenance problems.
      • Maintains all equipment in good working function, reports all repairs to Maintenance Director and gets approval from Maintenance Director to bring in outside vendors for repairs when needed.
      • Maintains all work areas in neat and safe fashion.
      • Painting and other cosmetic duties.
      • Moves furniture for residents and staff.
      • Repairs minor cosmetic needs of building in form of carpentry or painting.
      • Ensures all sidewalks and entries remain clear of all snow and ice.
      • Drives the Harvest Hill Courtesy Car as needed.
      • Reports any observations/concerns regarding the health care status of residents who are transported.
      • Participates in maintenance on call as scheduled and be available for emergencies
    • HVAC

      • Troubleshoots and repairs all HVAC equipment in both Harvest Hill and Woodlands.
      • Identify repairs needed for equipment, prepare list of material needed for repair and provide estimate to Director of Maintenance. Order supplies upon approval.
      • Preforms preventative maintenance on all HVAC equipment, providing Maintenance Director status updates on equipment on a quarterly basis.
      • Assists with the development and implementation of standard operating procedures essential to the position.
