Senior Energy Management Technician - Building Services

Responsible for evaluating and repairing all electronic/pneumatic control systems in Albemarle County Schools. Complies with safety standards in accordance with Albemarle County guidelines. This position is designated as "Essential Personnel", which requires that employees report to their job site during emergency situations, such as snow, inclement weather, or other emergency situations. May be on call 24 hours, 7 days a week for emergency situations, including weather and other building emergencies.

• Daily monitoring of major RTUs, AHUs, and Heating/Cooling plants for proper operation;
• Supervises Energy Management Technicians, staff helping with projects, and contractors;
• Manages and develops programming for the Division’s Building Automation System (BAS);
• Diagnoses and repairs electronic control system malfunctions for HVAC and Lighting systems;
• Provides sketches of field changes and discrepancies for engineering corrections and drawings;
• Mentors and trains mechanical workforce on building automation systems and HVAC troubleshooting;
• Evaluates and repairs all control valves in the school division;
• Performs preventive maintenance on all energy management systems;
• Integrates networking control systems including Insight, Design, and BacNet;
• Diagnoses trouble or defects in sensors, field cabinets, or control console and determines corrective actions;
• Calibrates all controllers, transmitters, and gauges on boilers, chillers, converters, pumps, and zone controls;
• Performs preventive, direct maintenance and troubleshooting of all HVAC units, controls, and fan systems in the school division;
• Supervises and installs BAS on new equipment and performs upgrades to existing systems;
• Collaborates with architects and engineers on HVAC designs for new construction and renovations;
• In cooperation with the supervisor, purchases parts and equipment needed for the division;
• Serves as an inspector when new HVAC systems are installed in the schools;
• Develops programming and recommendations for energy conservation;
• Performs related duties as required;

Thorough knowledge of the methods, materials, tools, and equipment used in installing and repairing interfacing building automation systems. Perform repairs on electrical equipment from 24 – 480 volts. Must have proficiency with computers for the operation of BAS, timekeeping, reports, and email. Familiar with control logic, including electrical/pneumatic interfacing. Knowledge of a variety of electronic or digital control systems, and ability to test and write modifications to system software. Demonstrated experience in the integration of low voltage building systems using various industry protocols, such as BACnet, Modbus, etc. Ability to follow oral and written instructions.

Any combination of education and experience equivalent to completion of high school or vocational school and seven or more years of experience in digital controls supplemented by energy management interfacing in the controls field. Electrical and/or HVAC Journeyman License preferred. SPECIAL REQUIREMENTS: Possession of a valid driver's license issued by the Commonwealth of Virginia.

Performance of more strenuous physical tasks, such as (a) walking over rough or uneven surfaces, (b) bending or stooping, (c) working in confined spaces, or (d) lifting or carrying items weighing up to 50 pounds, with occasional lifting of items weighing over 100 pounds; Complex operation of gasoline, diesel or electric-powered machinery or shop equipment, requiring the manipulation of multiple controls or fine adjustments; Exposure to potentially disabling injuries or illnesses; Regular contacts made with individuals from; (a) other internal organizational units, (b) outside organizations, and (c) the general public for purposes of exchanging factual information which requires some judgment or interpretation in order to be responsive to questions or applicable to a specific situation; Communication is usually cooperative in nature, with most conflicts resolved by higher authority.
