General Definition Of Work

This position is a working supervisor position responsible for overseeing and coordinating the maintenance and cleaning of buildings to ensure a safe, clean, and functional learning environment. Building Supervisors train, motivate, counsel, supervise, and evaluate subordinates in addition to managing their own tasks and work responsibilities. This position is responsible for managing a team of custodians, assigning tasks, and ensuring that work is completed efficiently and to APPA 2 cleanliness standards. Performs routine and maintenance cleaning, ensures compliance with safety regulations, manages inventory of cleaning supplies and equipment, and conducts regular inspections to identify and address cleaning deficiencies. Effectively communicates with other departments and building occupants to address needs and concerns. This position is designated as “Essential Personnel”, which requires the employee report to their job site during emergency situations, such as snow, inclement weather, or other emergency situations. The position is the primary supervisor working day shift in elementary and middle schools more than 90,000 square feet, and evening shift supervisor at comprehensive high schools. Performs inspections and ensures corrections. Maintains a safe, clean, and positive environment for all occupants.

Essential Functions

  • Manages the efficient operation of the facility including opening and closing the building, and troubleshooting emergencies as they occur;
  • Coordinates work, schedules, and relevant information with Daytime Custodial Lead or Building Manager;
  • Assists Custodial Zone Manager with annual performance evaluations;
  • Monitors Floating Custodians’ performance and provides feedback to Custodial Zone Manager and Assistant Director for Custodial Services;
  • Maintains a working knowledge of Microsoft Outlook email software and manage daily email monitoring and correspondence;
  • Inspects assigned areas for cleanliness and safety and manages all aspects of the process including, feedback, correction, conflict management, and overall performance evaluation of subordinates, refers serious infractions to Building Manager and the Assistant Director for Custodial Services;
  • Evaluates practices, procedures, and facilities to assess safety concerns, monitor safety compliance and work to enforce a culture of safety;
  • Manages the evening custodial staff schedules and building usage;
  • Coordinates and assigns routine work assignments and project work;
  • Manages inventory of supplies, ensures acquisition, and coordinates delivery throughout the schools;
  • Manages preventative maintenance schedules to ensure the safety of the workers and the students;
  • Trains custodial staff on proper procedures, chemical usage, equipment usage, and safety;
  • Coordinates, tracks, and manages all schedule changes and updates as they pertain to internal and external events (e.g., facility rentals, spring concerts, athletic events, etc.);
  • Completes daily custodial tasks as they pertain to the job (e.g., dust, mop, vacuum, trash removal, etc.);
  • Responds to accidents or potential safety hazards such as spills, restroom problems, and student illnesses;
  • Operates various pieces of power equipment (e.g., pressure washers, scrubbers, buffers, drills, and other specialty equipment);
  • Responds to teacher and administrator requests, emergencies, and personnel requests to ensure cleanliness, safety, and efficiency of the work unit;
  • Performs other duties as assigned by management;
  • Designated as Essential Personnel, which requires that the employees report to their job site during emergencies, such as snow, inclement weather, or other emergencies. May be on call 24 hours, 7 days a week for emergency situations, including weather and other building emergencies;

Knowledge, Skills And Abilities

Must be able to follow oral and written directions, work independently, and be able to work in a team setting. Must have general knowledge of cleaning methods, materials, and equipment to include the use of heavy commercial cleaning equipment such as high-powered buffers and scrubbers. Considerable knowledge of principles and processes for providing customer service. This includes setting and meeting quality standards for services, and evaluation of customer satisfaction. Knowledge of occupational hazards, safety precautions, and safety regulations related to equipment operation, hazardous materials, and other work-related precautions. Develops and maintains cooperative and professional relationships with employees and the public. Effectively responds to routine inquiries and disputes. Plans and organizes daily work routine. Estimates the expected time of completion of elements of work and establishes a personal schedule accordingly. Implements work activities in accordance with priorities and estimated schedules. Provides a broad range of supervisory responsibilities over others. Ability to communicate complex ideas and proposals effectively so others will understand. Excellent ability to listen and understand information and ideas presented verbally or in writing. Ability to use basic math skills to compute cleaning solution dilutions. Ability to use logic and reasoning to understand, analyze, and evaluate situations and exercise good judgment to make appropriate decisions.

Education And Experience

Any combination of education and experience equivalent to completion of high school, with a minimum of two years of custodial experience and a minimum of two year's supervisory experience is required. Internal candidates must possess ACPS Custodial Certification. External candidates must obtain ACPS Custodial Certification within 18 months of hire. SPECIAL REQUIREMENTS: Satisfactory health condition in order to meet the physical requirements of the job. Negative drug screening and negative tuberculin test required. Possession of a valid driver's license issued by the Commonwealth of Virginia, depending on assignment. Must be able to read and follow instructions in English.

Physical Conditions And Nature Of Work Contacts

Work is typically performed walking or standing. Must be able to lift objects weighing up to 10 pounds continuously, 10-25 pounds frequently, and up to 75 pounds occasionally. Occasionally exposed to inclement weather and adverse driving conditions. In certain circumstances custodial team members may be required to work independently in schools. Occasionally exposed to inclement weather and potentially hazardous substances. Regular contacts are made with individuals from (a) other internal organization units; (b) outside organizations and the general public for purposes of exchanging factual information, which requires some judgment or interpretation, in order to be responsive to questions or applicable to a specific situation. Communication is usually cooperative in nature, with some conflicts resolved by higher authority.

Performance will be evaluated on the ability and effectiveness in carrying out the above responsibilities.
