THE POSITION: The job of Maintenance and Operations Manager is done for the purpose/s of supervising and coordinating the maintenance of electrical, mechanical and plumbing systems, electrical appliances and physical quality of office and school buildings; overseeing assigned personnel; providing information to others; and scheduling work assignments for department within established timeframes and standards. This position is responsible for the supervision of the assigned department staff. This job reports to Assigned Administrator.

TYPICAL DUTIES: Collaborates with the Director in designing, planning and implementing facility changes with other space planners, managers, and employees for the purpose of ensuring that all ACOE grounds and facilities are maintained, serviced, repaired and improved using preventive/predictive maintenance. Meets with County Office personnel to evaluate and recommend office space design and space allocation. Communicates using a variety of tools (e.g. email, phone, work orders, verbally, memos, two-way radios, etc.) for the purpose of coordinating activities, resolving issues and conflicts and exchanging information. Evaluates and recommends new techniques, methods of repair, products or equipment for the purpose of improving maintenance and operations. Visits all ACOE sites and identifies and reports needed maintenance, repairs, and cleaning issues for the purpose of ensuring that facilities are safe, secure and in compliance with regulations and adopted policies. MINIMUM QUALIFICATIONS: Education: Community college and/or vocational school degree with study in job-related area preferred. Experience: Four (4) years of experience as a Facilities Foreman or Lead Staff person required. Preferred experience includes basic repairs, maintenance, and/or operations. Two (2) years of supervisory experience for Maintenance & Operations preferred. Experience with state agencies or school facilities is preferred. Equivalency: A combination of education and job-related experience equivalent to the above qualifications. Certificates: Contractor's License A or B preferred.
