Airoom, Chicagoland’s premier design/build company, is seeking an experienced Architectural Project Manager with 10 years of residential construction experience in custom single family residential projects and high-end remodeling and renovations. The position requires the ability to keep up with a fast paced, energetic environment with attention to details and keen eye for design details and enhancements to the original design work. The manager will be responsible for the internal development of approximately 30-40 projects a year with a professional team and support staff.
Job Overview:
The Architectural PM must have ability to manage many residential projects simultaneously, from design inception to issuance of final construction documents to the field for construction. The plans documents development cycle will include managing meetings with clients and our interior design staff to review their project's CDs, make final architectural changes and improvements, and complete final selections of materials and specifications along with client sign offs.
The Architectural PM will also interact with our in house estimating & purchasing staff, superintendents, and field crews to review and explain plans and key issues from the plan development process and be available for field support as required.
The Architectural PM must be comfortable spending up to 75% of the week meeting with current clients to finalize design-build project plans, construction details, and design & materials change orders.
Requirements:
Architectural experience in residential single family custom homes and remodeling projects.
Construction experience in custom single family residential projects, including high end remodeling and renovations.
Strong residential product knowledge and applications of construction materials including windows & doors, siding and roofing materials, trims and moldings, lighting, floorings materials and engineered framing materials.
Candidate must be capable of reading residential design-build production drawings (blueprints) and manage multiple resources and disciplines.
Capable of understanding wood framing layouts and structural details.
Comfortable with lighting and electrical layouts, general routing of plumbing and HVAC on plans and understanding of building codes.
Prior field experience preferred with an understanding of residential framing, mechanical and construction details.
Ability to tactfully interact with clients reviewing their construction plans, design and construction issues and red lining plans for changes and offering upgrades to products and designs.
Ability to communicate via hand sketching.
Detail minded and well organized.
CAD or other drafting application experience is a plus.
Minimum of 5 years of experience in custom residential construction.
Field construction experience building from your own designs and drawings.
Experience with MS Office products, Word, Excel and Outlook.
Experienced in managing client expectations.
Architectural degree is preferred.
