The Tax Credit Compliance & Leasing Specialist is responsible for leasing apartments, maintaining high occupancy levels, and delivering exceptional customer service to residents and prospective residents within a Low-Income Housing Tax Credit (LIHTC) community. This role requires thorough knowledge of tax credit compliance, income qualifications, and Fair Housing regulations. The Tax Credit Compliance & Leasing Specialist ensures all leasing activities are conducted in accordance with federal, state, and company policies.
Essential Duties and Responsibilities
Leasing & Sales
Greet and tour prospective residents, highlighting community features and benefits.
Process applications, including income verification and eligibility screening in compliance with LIHTC regulations.
Maintain strong closing ratios and occupancy goals.
Follow up with prospects through phone calls, emails, and outreach marketing.
Tax Credit Compliance
Collect, review, and verify all required documentation for income qualification.
Ensure files are complete, accurate, and audit-ready.
Maintain strict confidentiality of applicant and resident information.
Assist with annual and interim recertifications.
Stay current on LIHTC compliance regulations and Fair Housing requirements.
Work closely with compliance teams to ensure adherence to program guidelines.
Customer Service
Provide exceptional service to residents and prospects.
Address resident concerns promptly and professionally.
Coordinate with maintenance team to ensure timely service request follow-up.
Foster positive resident relations to support retention efforts.
Administrative & Operational Support
Maintain organized and accurate resident files (physical and electronic).
Support rent collection and delinquency follow-up as directed.
Assist with community marketing initiatives and outreach efforts.
Ensure model units and common areas are clean and show-ready.
Participate in community events and resident engagement activities.
Qualifications
Education & Experience
High school diploma or equivalent required.
1–2 years of leasing experience preferred.
Previous LIHTC (Tax Credit) experience strongly preferred.
Knowledge of Fair Housing laws required.
Skills & Abilities
Strong understanding of income qualification and verification processes.
Detail-oriented with strong organizational skills.
Excellent communication and interpersonal skills.
Ability to maintain confidentiality.
Proficient in property management software (Entrata).
Strong sales and customer service skills.
Ability to manage multiple priorities in a fast-paced environment.
