Adrian Mechanical Services is a full-service Mechanical Contractor specializing in educational, commercial and industrial plumbing, piping and HVAC systems.
The Estimator / Project Manager position will work directly with and alongside the other Estimators and Project Managers to plan, review and manage construction projects in a fast-paced, complex environment.
Essential Job Duties and Responsibilities:
Pre-Construction & Planning
o Review plans and specifications
o Perform site visits and takeoffs
o Develop budgets, schedules, and competitive bids
Procurement & Subcontractor Management
o Select subcontractors and issues PO’s
o Manage contracts, schedules and performance
Safety & Compliance
o Support and development of off site-specific safety plans
o Ensure compliance with MIOSHA and company safety policies
Project Management & Site Coordination
o Monitor job progress through regular site visits
o Coordinate with superintendents and field staff
o Revolve onsite issues and ensure quality standards
Change Order Management
o Review, price, negotiate and process change orders
Material Management
o Oversee material procurement, delivery, and tracking
Quality Control
o Perform inspections, manage testing/commissioning, and track quality issues
Project Closeout
o Prepare closeout documents, as-builts, warranties, and IOMs
o Coordinate final inspections and approvals
Financial & Contract Administration
o Manage project billing, cost tracking, and reporting
Documentation & Client Communication
o Maintain accurate project records
o Provide consistent client updates and relationship management
Teamwork & Collaboration
o Work effectively with project teams, including engineers, designers, superintendents, and subcontractors
Professional Development
o Stay current on industry best practices and new technologies
o Attend industry conferences and training seminars
Education/Experience:
· Bachelors degree preferred but is not required
· Experience in CAD, BIM/VDC preferred but is not required
· Construction experience preferred but is not required
· Excellent written and verbal communication skills required
· Excellent organizational and time management skills required
· Knowledge of Microsoft Office software required
· Proficient knowledge of Excel required
