Conestoga Park Apartments | Beaverton, Oregon

Job Overview

We’re looking for an experienced, dependable, and hands-on Maintenance Technician to join the onsite team at Conestoga Park Apartments, a 270-unit garden-style community in Beaverton.

The Maintenance Technician will complete resident service requests, assist with apartment turnovers, perform preventive maintenance, and help keep the community safe, clean, functional, and visually appealing.

The ideal candidate is a skilled maintenance professional who can troubleshoot problems, complete quality repairs, manage assigned tasks, and communicate professionally with residents and coworkers. We’re seeking someone who takes pride in their work and understands the importance of providing residents with prompt and reliable service.

Key Responsibilities

Service Requests and Resident Satisfaction

  • Complete assigned resident service requests promptly, professionally, and accurately.
  • Diagnose maintenance concerns and determine the appropriate repair.
  • Communicate respectfully with residents regarding access, repair status, and necessary follow-up.
  • Document completed work and update service requests accurately.
  • Notify the Maintenance Supervisor of repairs requiring additional assistance, specialized vendors, or replacement parts.
  • Maintain a clean work area and remove tools, materials, and debris after completing repairs.

Apartment Turns

  • Assist with preparing vacant apartments for new residents.
  • Complete repairs involving painting, drywall, plumbing, electrical fixtures, appliances, doors, locks, flooring, and other apartment components.
  • Identify additional work needed during vacant apartment inspections.
  • Complete assigned turnover tasks according to established schedules and company standards.
  • Communicate progress, delays, and supply needs to the Maintenance Supervisor.
  • Help ensure apartments are clean, functional, and ready for move-in.

Repairs and Troubleshooting

  • Diagnose and complete general repairs involving plumbing, fixtures, appliances, carpentry, drywall, painting, flooring, doors, locks, and other building components.
  • Replace or repair fixtures, hardware, appliances, and other property equipment as assigned.
  • Respond promptly to urgent concerns involving water intrusion, heating failures, property damage, and other potentially hazardous conditions.
  • Recognize when a repair requires assistance from the Maintenance Supervisor or a qualified outside contractor.

Preventive Maintenance and Inspections

  • Complete assigned preventive maintenance tasks for buildings, equipment, common areas, and apartment interiors.
  • Assist with routine inspections of buildings, grounds, common areas, vacant apartments, and maintenance facilities.
  • Identify and report potential maintenance, safety, or liability concerns.
  • Maintain accurate records of completed repairs, inspections, and preventive maintenance.
  • Assist with seasonal property needs, including pools, irrigation, freeze prevention, weather preparation, and grounds-related projects.

Property and Grounds Maintenance

  • Help maintain clean, safe, and visually appealing buildings, common areas, and grounds.
  • Pick up litter and remove debris as needed.
  • Assist with minor landscaping, pressure washing, light replacement, and exterior repairs.
  • Inspect property amenities and common areas and report needed repairs.
  • Support the onsite team with property projects and other maintenance-related assignments.

Tools, Supplies, and Inventory

  • Properly use, maintain, and store company tools and equipment.
  • Keep maintenance shops, storage areas, and workspaces clean and organized.
  • Monitor commonly used parts and supplies and communicate inventory needs to the Maintenance Supervisor.
  • Follow company purchasing procedures when obtaining approved materials or supplies.
  • Protect company property and promptly report damaged, missing, or unsafe tools and equipment.

Safety and Compliance

  • Follow all company safety procedures and applicable workplace regulations.
  • Use required personal protective equipment and safe work practices.
  • Follow applicable procedures for entering occupied apartments and securing resident homes after completing work.
  • Identify and promptly report potential health, safety, or liability concerns.
  • Properly store tools, chemicals, equipment, and maintenance materials.
  • Follow company policies related to resident privacy, fair housing, accessibility, and professional conduct.

Emergency and On-Call Response

  • Participate in the after-hours emergency response schedule.
  • Respond to urgent maintenance situations promptly and professionally.
  • Contact the Maintenance Supervisor, outside vendors, or emergency services when additional assistance is required.
  • Document emergency calls, work performed, and any required follow-up.
  • Keep property management informed of significant incidents or unresolved concerns.

Onsite Living

The Maintenance Technician may have the opportunity to live onsite at one of the communities with a 20% rental discount.

What We’re Looking For

  • Previous multifamily, residential, commercial, facilities, or general maintenance experience is preferred.
  • Working knowledge of plumbing, appliances, carpentry, drywall, painting, and general building repairs.
  • Experience completing apartment turns and resident service requests is preferred.
  • Strong troubleshooting and problem-solving abilities.
  • The ability to follow instructions and complete assigned work independently.
  • The ability to prioritize service requests, apartment turns, preventive maintenance, and property projects.
  • A professional and respectful approach when communicating with residents, coworkers, vendors, and management.
  • Strong organizational skills and attention to detail.
  • Basic computer skills, including email and electronic work-order systems.
  • Experience with AppFolio is preferred but not required.
  • The ability to perform physically demanding work, including lifting, carrying, bending, climbing, kneeling, and working on ladders.
  • The ability to work indoors and outdoors in varying weather conditions.
  • Availability to participate in an after-hours emergency rotation.
  • A valid driver’s license and reliable transportation.
  • A high school diploma or equivalent is preferred.
  • Relevant maintenance certifications, licenses, or technical training are a plus.
