Conestoga Park Apartments | Beaverton, Oregon

Job Overview

We’re looking for an experienced, dependable, and hands-on Maintenance Supervisor to lead the maintenance operations at Conestoga Park Apartments, a 270-unit garden-style community in Beaverton.

The Maintenance Supervisor will oversee the onsite maintenance team, coordinate apartment turns and service requests, manage preventive maintenance, and help ensure the property remains safe, clean, functional, and visually appealing.

This is an active, working supervisor position. The ideal candidate is an experienced maintenance professional who can lead a team, prioritize competing needs, troubleshoot complex issues, and step in to complete repairs when necessary. We’re seeking someone who takes pride in their work, communicates professionally, and understands the importance of providing residents with prompt and reliable service.

Key Responsibilities

Maintenance Team Leadership

  • Supervise, train, and support the onsite maintenance and grounds team.
  • Assign and prioritize daily work orders, apartment turns, inspections, and property projects.
  • Monitor team performance and ensure work is completed safely, efficiently, and to company standards.
  • Provide hands-on assistance with repairs, troubleshooting, and projects as needed.
  • Promote a positive, accountable, and team-oriented work environment.
  • Coordinate maintenance schedules and ensure appropriate staffing coverage.

Service Requests and Resident Satisfaction

  • Review, assign, and monitor resident service requests from submission through completion.
  • Ensure maintenance requests are addressed promptly, professionally, and accurately.
  • Communicate with residents regarding scheduling, access, repair status, and necessary follow-up.
  • Inspect completed work when appropriate to confirm quality and resident satisfaction.
  • Handle resident interactions with professionalism, patience, and respect.

Apartment Turns

  • Coordinate all aspects of apartment turnover, including inspections, repairs, painting, cleaning, flooring, and vendor work.
  • Develop turn schedules that support leasing and occupancy goals.
  • Inspect vacant apartments and create clear scopes of work.
  • Ensure apartments are completed on schedule and meet company move-in standards.
  • Communicate regularly with the Property Manager and leasing team regarding apartment readiness and anticipated completion dates.

Repairs and Troubleshooting

  • Diagnose and complete repairs involving plumbing, electrical systems, appliances, carpentry, drywall, flooring, doors, locks, and other building components.
  • Troubleshoot heating, ventilation, and air-conditioning concerns within the scope of experience and applicable licensing requirements.
  • Evaluate maintenance concerns and determine whether work should be completed in-house or assigned to a qualified vendor.
  • Respond promptly to urgent repairs involving water intrusion, electrical concerns, heating failures, property damage, and other potentially hazardous conditions.

Preventive Maintenance and Inspections

  • Develop and maintain a preventive maintenance schedule for building systems, equipment, common areas, and apartment interiors.
  • Conduct routine inspections of the property, including buildings, grounds, mechanical rooms, common areas, vacant apartments, and maintenance facilities.
  • Identify potential problems before they result in larger repairs or service interruptions.
  • Maintain accurate records of inspections, repairs, equipment servicing, and preventive maintenance.
  • Assist with seasonal property needs, including irrigation, freeze prevention, weather preparation, and grounds-related projects.

Vendor and Project Coordination

  • Obtain bids and coordinate approved work with outside vendors and contractors.
  • Monitor vendor performance, scheduling, quality, and completion.
  • Confirm that vendors meet company insurance, licensing, and compliance requirements before beginning work.
  • Review completed vendor work and communicate any concerns to property management.
  • Assist with larger repair projects and property improvements from planning through completion.

Inventory and Budget Management

  • Maintain an organized inventory of tools, equipment, parts, and maintenance supplies.
  • Monitor supply levels and place orders in accordance with company purchasing procedures.
  • Protect company tools and equipment and ensure they are used and stored appropriately.
  • Review maintenance expenses and help identify cost-effective repair solutions.
  • Work with the Property Manager and corporate team to operate within the approved maintenance budget.
  • Ensure purchases, invoices, and supporting documentation are submitted accurately and on time.

Safety and Compliance

  • Follow all company safety procedures and applicable workplace regulations.
  • Ensure the maintenance team uses appropriate personal protective equipment and safe work practices.
  • Maintain organized and secure maintenance shops, storage areas, and mechanical spaces.
  • Identify and promptly report potential health, safety, or liability concerns.
  • Assist with required inspections and maintain documentation related to safety systems and building compliance.
  • Follow applicable laws and procedures regarding resident entry, notices, accessibility, and fair housing.

Emergency and On-Call Response

  • Participate in the after-hours emergency response schedule.
  • Respond to urgent maintenance situations promptly and professionally.
  • Coordinate additional staff, vendors, or emergency services when required.
  • Keep property management informed during significant incidents and document the response and resolution.

Onsite Living

The Maintenance Supervisor may have the opportunity to live onsite at one of the communities with a 20% rental discount.

What We’re Looking For

  • Previous multifamily, residential, commercial, or facilities maintenance experience.
  • Prior experience supervising or leading a maintenance team is required.
  • Strong knowledge of plumbing, electrical systems, appliances, carpentry, drywall, painting, and general building repairs.
  • Experience coordinating apartment turns, preventive maintenance, inspections, and vendor work.
  • Strong troubleshooting and problem-solving abilities.
  • The ability to prioritize multiple service requests, turns, projects, and emergencies.
  • A professional and respectful approach when communicating with residents, coworkers, vendors, and management.
  • Strong organizational skills and attention to detail.
  • Basic computer skills, including email, work-order systems, and Microsoft Office.
  • Experience with AppFolio is preferred but not required.
  • The ability to perform physically demanding work, including lifting, bending, climbing, kneeling, and working on ladders.
  • The ability to work indoors and outdoors in varying weather conditions.
  • Availability to participate in an after-hours emergency rotation.
  • A valid driver’s license and reliable transportation.
  • A high school diploma or equivalent is required.
  • Relevant maintenance certifications, licenses, or technical training are a plus.
