Job Summary:
The General Maintenance Worker is responsible for performing a variety of preventative maintenance and general maintenance tasks for buildings, systems, equipment, and machinery. This position requires practical skill and knowledge in trades such as HVAC, carpentry, mechanical, electrical, plumbing, painting, and masonry.
Pay Rate: $29.30 per hour
This will be a union position
Essential Job Functions:
- Perform assigned general maintenance duties required to maintain and repair campus buildings, structures, machinery and equipment, involving some skill in carpentry, plumbing, painting and/or the electrical or mechanical trades.
- Perform preventative maintenance on large industrial HVAC systems, including rooftop systems, water pumping systems, air moving equipment, chillers, boilers, cooling towers.
- Work involves performing a variety of duties including: filter and belt changes, mechanical adjustments, cleaning, greasing / lubricating systems and machinery, taking and documenting specific measurements, pressure, temperature, and volume readings, framing walls, finish carpentry, replacing electrical receptacles, wires, switches, fixtures, install and repair plaster, fix drywall cracks in walls and ceilings; replacing sinks, water coolers, painting structures and equipment; repairing or replacing concrete floors, steps, and sidewalks; replacing damaged paneling, carpet and floor tile; hanging doors and installing door locks; replacing windows, repairing or replacing various roofing materials, replacing valve cartridges, flushometers, repair and maintain sump pumps, thermostatic control valves, domestic water systems, maintain & repair water heaters.
- Respond and repair issues in housing units to include but not limited to light bulbs or loss of power, water leaks, clogged toilets, and hot or cold temperature calls.
- Establish and maintain the best possible service relationship and communications with customers.
- Perform work efficiently and effectively, producing a quality product.
- Maintain accurate records and documentation of all work details, work orders, and other required paperwork.
- Duties may require extended work hours to support project requirements.
- Split shifts, overtime, weekends, and/or holiday hours may be required to complete project requirements.
- Assure that jobs specified on maintenance requests and work orders are completed satisfactorily.
- Refer work requiring more specialized or skilled crafts to appropriate trades supervisor and follow-up to completion.
- Assist in periodic inspections of buildings and structures.
- Maintain tools and equipment required for preventive maintenance tasks and inventory of equipment and supplies.
- Make emergency repairs within area of knowledge and responsibility.
- Maintain required records of hours/materials expended for each job.
- Attend special training classes and sessions to increase skill in various crafts.
- Inspect machinery in operation to assure proper functioning, including checking pressures and temperatures as required.
- Perform Natural Gas meter readings into logbooks, noting anything that may indicate an issue.
- Perform fuel level readings on all diesel or fuel oil tanks by dipping the tank and converting measurement to gallons using charts based on size of the tank.
- Perform any other related duties as assigned.
Required Skills, Experience, and Education:
- 5 years progressive experience in the building trades in such areas as carpentry, plumbing, painting, HVAC, and/or metal working
- Experience in the building trades in such areas as HVAC, Electrical, Plumbing, Painting, Carpentry, and General Maintenance.
- Experienced in all commercial building and construction safety and code compliance
- Skilled in the use of hand and power tools, including but not limited to chisels, planes, saws, drills, and sanders, levels, rules, plumb bobs, framing squares, or electronic versions of these tools.
- Knowledge and skill in basic computer software.
- Must possess a current valid Virginia Driver’s License
- Must be able to obtain TS Clearance
- Ability to read, write, and speak English
- Must possess ability to read, interpret and understand plan and specification documents.
- High School Diploma or Equivalent
- Certification from a Trade School or Vocational School, preferred
- Hand tools and power tools
- Vehicles
- Office equipment such as computers, tablets, printers, and multi-line phone systems
- Must have the ability to lift a minimum of 50 pounds
- Ability to perform heavy manual labor and work from heights
- Must be able to work on roofs of buildings
- Must be physically capable of traveling.
- Must have ability to maintain assigned work hours
- Must have sufficient endurance to perform tasks over a long period of time
- Must have ability to climb ladders of varying heights
- The environment will be both inside and outside various facilities
- This job may require work on the roof of a building or in the basement and confined spaces
- May experience high noise levels in connection with equipment and construction tools
- Must be able to perform work while wearing all required PPE.
- Must be willing to accept requirements and participate in training for Confined Space to include all aspects of breathing apparatus Fit Testing.
- Once certified to do so, must be willing to work in confined spaces
