Construction Project Manager
Job Description
This role oversees commercial construction projects from initiation through closeout, focusing on tenant improvement and medium-sized commercial projects ranging from approximately $250,000 to $750,000. The Construction Project Manager leads scheduling, coordination, and communication with internal teams, owners, architects, and subcontractors to ensure projects finish on time, within scope, and in alignment with customer expectations.
Responsibilities
- Manage construction projects from start to finish, typically ranging in size from approximately $250,000 to $750,000.
- Assist the project team in producing detailed project schedules with milestones and critical paths, and ensure execution in coordination with project teams.
- Communicate clearly and precisely with team members, owners, architects, and subcontractors throughout the project lifecycle.
- Execute punch list completion in accordance with the project schedule and customer expectations, ensuring quality closeout.
- Read, interpret, and comprehend project drawings and specifications to guide field execution and decision-making.
- Ensure all trades have the most current drawings and documentation on site at all times.
- Complete daily logs and document project progress with photographs and written updates.
- Follow organizational processes, reporting standards, and risk mitigation measures to maintain project control and compliance.
- Plan and coordinate work with general contractors and subcontractors, including managing change orders and scheduling impacts.
- Build and maintain strong working relationships with all subcontractors and project stakeholders.
- Support commercial construction and tenant improvement projects, including medical office tenant improvement work.
- Identify and help solve complex construction and coordination problems as they arise in the field.
Essential Skills
- Minimum of 5 years of direct construction management experience.
- Proven experience managing commercial construction projects, including tenant improvement and medium-sized commercial work.
- Ability to manage projects from initiation through completion within defined budgets and scopes.
- Strong understanding of construction scheduling, including creating and managing project schedules with milestones and critical paths.
- Ability to read and comprehend project drawings and specifications.
- Experience working with and coordinating general contractors and subcontractors.
- Experience with change order management and construction supervision.
- Strong communication skills with the ability to provide precise information to team members, owners, and architects.
- Strong documentation skills, including maintaining daily logs and photographic records.
- Demonstrated ability to solve complex problems in a construction environment.
- Ability to follow organizational processes, reporting requirements, and risk mitigation measures.
- Proven ability to build and maintain relationships and work closely with subcontractors.
Additional Skills & Qualifications
- Degree in a relevant field is beneficial but not required if equivalent experience has been gained by working up from a field engineer role.
- Experience in commercial construction, particularly tenant improvement projects for medical offices, is preferred.
- Experience in planning and scheduling for construction projects.
- Experience working with or as a general contractor in commercial environments.

Work Environment
This is a full-time role with a typical schedule of Monday through Friday, 8:00 a.m. to 5:00 p.m. The office is located in downtown Des Moines, but the role is primarily field-based on jobsites within central Iowa. Projects are typically tenant improvement work for medical offices in the half- to quarter-million-dollar range. Job Type & LocationThis is a Contract to Hire position based out of Des Moines, IA.
Pay and BenefitsThe pay range for this position is $85000.00 - $110000.00/hr.
