Job Description
We are seeking an expert in Right of Way (ROW) and land documentation to manage database management, titles, and documents while supervising a team of Document Specialists.
Responsibilities
- Communicate directly with the Client Representative and Director of Field Services to report land progress, outline problems, and propose solutions to issues impeding project completion.
- Create, manage, and reforecast project budgets monthly.
- Oversee and manage a portfolio of projects using company and client technology effectively.
- Ensure consistent messaging to all stakeholders across projects.
- Conduct risk assessments, implement mitigation strategies, and develop corrective action plans.
- Oversee overall project land activities, identifying negative trends and implementing resolutions to improve performance.
- Review land requirements and develop an Execution Plan to meet those requirements.
- Orient all land personnel on project assignments, including planning, schedules, policies, guidelines, procedures, safety, emergency response, and quality assurance.
- Assign tasks to land personnel, explaining documentation requirements and ensuring proper completion, distribution, and timing.
- Monitor personnel performance, documentation, conduct, and work ethics, providing guidance, coaching, or discipline as necessary.
- Approve all land personnel time and expenses.
- Monitor overall land tasks for compliance with project requirements, identifying changes in work scope or budget variances.
- Implement and document necessary actions to incorporate work changes while maintaining progress schedules and budgeted costs.
- Provide guidance and supervision to all project land staff, including survey, title, acquisition, document and administrative staff, non-environmental permitting, and construction support.
- Report progress to the client in daily, weekly, and monthly status reports.
- Release assigned personnel upon completion of their duties and responsibilities.
- Complete Personnel Performance Evaluations for all land personnel upon assignment completion.
- Perform complex negotiations and other job responsibilities as assigned.
Essential Skills
- Project management experience, with at least 6 years in the field.
- Proficiency in right of way, project coordination, and documentation management.
- Experience in land database management and document generation.
- Management experience with a focus on team supervision.
- Proficiency in Microsoft Excel.
Additional Skills & Qualifications
- Bachelor's degree in an applicable field is preferred.
- Local candidates are preferred.
- PMP certification is preferred.
Work Environment
This position is based at the Alliant Energy building in Cedar Rapids, IA. The role offers flexible working conditions, allowing for up to 7 days a week of work with a daily rate for qualifying individuals. The work environment is dynamic, and candidates are expected to adapt to a fast-paced setting.

Pay and BenefitsThe pay range for this position is $80600.00 - $88400.00/yr.
