Acclaimed Property Management, LLC is a locally owned, full-service community association management company serving homeowner associations, condominium associations, and townhome communities throughout Middle Tennessee. We pride ourselves on providing exceptional customer service, proactive community management, financial accountability, and professional guidance to Boards of Directors.

We are seeking an organized, motivated, and customer-focused Community Association Property Manager to join our growing team in Spring Hill, Tennessee.

Position Summary

The Community Association Property Manager serves as the primary point of contact for assigned homeowner associations. This position is responsible for overseeing the day-to-day operations of multiple communities, working directly with volunteer Boards of Directors, coordinating vendors, enforcing governing documents, managing homeowner communications, and ensuring each community is maintained to the highest standards.

The ideal candidate is highly organized, self-motivated, professional under pressure, and capable of managing multiple priorities in a fast-paced environment.

Essential Duties & Responsibilities

  • Manage a portfolio of homeowner and condominium associations.
  • Serve as the primary liaison between Boards of Directors, homeowners, and vendors.
  • Attend evening Board meetings and annual membership meetings as assigned.
  • Prepare meeting agendas, management reports, and follow-up action items.
  • Conduct regular property inspections and document violations.
  • Coordinate covenant enforcement in accordance with governing documents and Board direction.
  • Respond to homeowner inquiries professionally and promptly.
  • Obtain vendor bids and oversee maintenance and capital improvement projects.
  • Review contracts and monitor vendor performance.
  • Assist Boards with budgeting, reserve planning, and financial reporting in coordination with the accounting department.
  • Process architectural review requests and ensure compliance with architectural guidelines.
  • Maintain accurate community records and management software.
  • Prepare correspondence, notices, violation letters, and community communications.
  • Ensure compliance with governing documents, Tennessee statutes, and company policies.
  • Foster positive relationships with Board members, homeowners, contractors, and business partners.

Qualifications

  • Excellent written and verbal communication skills.
  • Strong customer service and conflict resolution abilities.
  • Exceptional organizational and time management skills.
  • Ability to prioritize multiple communities and deadlines simultaneously.
  • Strong attention to detail.
  • Professional demeanor and sound judgment.
  • Proficiency with Microsoft Office (Word, Excel, Outlook).
  • Experience with community association management software is a plus.
  • Valid driver's license and reliable transportation required.

Preferred Skills

  • Knowledge of Tennessee HOA and condominium law.
  • Experience reading and interpreting governing documents.
  • Budgeting and financial management experience.
  • Vendor management and contract administration.
  • Project management skills.
  • Ability to work independently with minimal supervision.
  • Comfortable speaking before Boards and homeowners.

Physical Requirements

  • Regular driving throughout Middle Tennessee to inspect communities.
  • Walking community grounds, including uneven terrain.
  • Occasional lifting of up to 25 pounds.
  • Ability to attend evening Board meetings several times per month.

Pay: $45,000.00 - $59,000.00 per year
