Position Overview
We are seeking a motivated, team-oriented, and flexible Commercial Project Manager to oversee projects from initial bidding through final completion. The successful candidate will handle estimating, contract securement, and onsite workflow management while ensuring all regulatory and billing documentation is accurate and timely.
Core Responsibilities
- Estimating & Bidding: Perform accurate quantitative take-offs from project blueprints and plans. Respond promptly to addendums and prepare comprehensive project proposals.
- Contract Management: Lead negotiations to secure contracts and manage the buyout process with contractors.
- Onsite Management: Coordinate onsite workflow, including scheduling crews and supervising field activities to ensure projects stay on schedule and within budget.
- Compliance & Documentation: Manage all project-related documents, including AIA documentation, Section 3 compliance, and Davis-Bacon prevailing wage requirements.
- Project Financials: Process construction documents, including progress billing, change orders, and cost tracking to ensure project profitability.
Requirements
- Proven experience in commercial construction project management and estimating.
- Proficiency in estimating projects directly from blueprints.
- Expertise in using Bluebeam Revu or similar estimating and takeoff software.
- Strong understanding of construction documentation and billing processes.
- Experience with onsite management, scheduling, and subcontractor coordination.
- Must be highly motivated with the ability to adapt to shifting project demands.
- Experience in related field 5 Years
- Bachelors Degree in Construction Management or related field.
