Role Overview

A&R Contractors and Builders is seeking an experienced and reliable Independent Project Manager / Subcontractor to take full ownership of construction projects—ranging from small renovations to large-scale builds. This individual will operate as a trusted partner, responsible for end-to-end project execution, representing the company with professionalism while ensuring timely delivery, high-quality workmanship, budget control, and customer satisfaction.

Key Responsibilities

• Full Project Ownership
  
• • Manage assigned projects from initiation through completion
  • Oversee all phases including planning, coordination, execution, and final delivery
• Company Representation
  
• • Act as a direct representative of A&R Contractors and Builders on-site and with clients
  • Maintain professional communication and uphold company standards
• Scheduling & Timelines
• • Develop and manage project timelines
  • Ensure projects are completed on schedule
• Budget Management
• • Execute projects within agreed budgets
  • Manage labor, materials, and subcontractor costs efficiently
• Quality Control
• • Ensure all work meets company expectations and industry standards
  • Perform regular site inspections and address deficiencies promptly
• Team & Trade Coordination
• • Hire, manage, and supervise subcontractors and trades as needed
  • Coordinate workflow across all aspects of the project
• Compliance & Permits
• • Ensure adherence to all applicable local, state, and federal building codes and regulations
  • Coordinate inspections and permits as required
• Client Satisfaction
• • Maintain strong client relationships
  • Address concerns promptly and ensure a positive customer experience
• Problem Solving
• • Identify potential issues early and implement effective solutions

• Proven experience managing construction projects independently
• Ability to handle both small and large-scale jobs
• Strong understanding of construction methods, materials, and sequencing
• Experience managing subcontractors and vendors
• Knowledge of local building codes and compliance requirements
• Strong communication and organizational skills
• Must be self-driven, accountable, and results-oriented

Engagement Expectations

• Operates as an independent subcontractor (not an employee)
• Responsible for own tools, transportation, and workforce (if needed)
• Paid per project or agreed milestones
• Must carry appropriate insurance and licenses as required
