Role Description
This is a full-time, 85% outdoor, 15% indoor role located in San Antonio, TX, for a detail-oriented and self-motivated Construction Manager/Superintendent to manage small to mid-size commercial/residential home building projects. The Construction Manager will be part of the management team and work closely with owners.
Responsibilities
- Manage the construction of multiple sites from permitting through closing.
- Participate in client communications during construction, including emails, phone calls, and on-site meetings.
- Schedule all involved contractors for each phase of construction.
- Approve work being performed by subcontractors and handle any issues that may arise.
- Ensure job sites adhere to company safety standards.
- Assist in resolving issues related to daily construction activities such as vendor contracts, work orders, job progress, etc.
- Confirm all approved plans to verify the home site is built per plan and specifications.
- Maintain a safe work site by enforcing safe work habits and observing safety regulations.
- Conduct detailed inspections after each trade has completed its tasks and before any work is authorized for payment.
- Establish and maintain contact with appropriate city officials and inspectors as needed.
- Manage project close-out.
Qualifications
- Knowledge of municipal permitting and regulations, construction management, construction-related software and building codes.
- Expertise includes reading blueprints, writing and communicating effectively, making correct decisions, and delegating work effectively.
- Managing of various trades, such as framing, electrical, mechanical, finishing, etc.
- Keen focus on customer satisfaction.
- Superior time management skills along with strong organization and planning skills.
- Exceptional problem-solving abilities.
- You'll need to have experience in construction management.
- A bachelor’s degree in a related field is preferred.
- Experience in Microsoft Project, Excel, Word, Outlook, Windows, as well as scheduling and bidding software.
- Solid understanding of local, state, and federal building code requirements.
- Exceptional core values with a great work ethic, high integrity, and honesty.
- Professional presentation and communication. Ability to successfully represent the company in a positive, professional way.
- Team-oriented outlook and willingness to work in a collaborative environment.
- Excellent interpersonal communication skills, both written and verbal.
