The Asset Manager serves as the owner’s representative, responsible for monitoring performance and ensuring the successful execution of each asset’s business plan—spanning staffing, budgeting, strategy, and operations. This individual oversees reporting, underwriting verification, and investor communications for their assigned portfolio while leveraging 29th Street’s asset management technology stack.

Key Responsibilities- Maintain deep, hands-on knowledge of assigned assets, including physical condition, competitive positioning, capital plans, debt structure, and financial performance.
- Lead business plan initiatives in partnership with property management, project management, finance, and accounting teams to maximize long-term value.
- Mentor and guide asset management analysts, fostering strong analytical support and professional development.
- Monitor supply/demand trends, regulatory requirements, and macroeconomic factors impacting asset performance.
- Review and synthesize market intelligence from brokers, technology platforms, economic development groups, and internal teams.
- Prepare and validate internal asset management models; present buy/sell/hold analyses.
- Track property-level KPIs to proactively address trends and performance issues.
- Oversee property management’s execution of pricing, expense mitigation, and operational strategies; maintain strong relationships with onsite teams.
- Review and approve monthly financial and operating packages.
- Track cash flow, manage balance sheets and capital accounts, and recommend investor distributions or capital needs.
- Monitor capex plans, budgets, and ROI performance compared to underwriting.
- Prepare materials for asset management reviews, quarterly investor reports, and valuation analyses.
- Participate in due diligence for acquisitions and dispositions.
- Prepare and review lender requests, loan documentation, and construction draw processes.
- Conduct regular asset walks—monthly for transitional or high-priority assets and quarterly for stabilized properties.

Education & Experience
- BS/BA from an accredited institution, preferably with a background in finance, mathematics, accounting, or related fields.
- Minimum of five years of relevant experience.
