Job Description: 

As a site-specific Operations Manager, you will assist the facility's General Manager in the overall operation and maintenance of the IRG property leased by Goodyear, which includes multiple buildings within this campus. Responsible for the planning, organization, direction, and control of the operational activities of the properties to optimize the utilization of all resources under his/her control. Participate in the formulation of overall property objectives, operational policies, and plans. Oversee operations across the entire complex, including utility plants, to assure delivery of environmental and process utilities to meet the client’s operational needs and demand. He/she is to provide guidance, training and support to ensure that his/her direct reports/contractors carry out their responsibilities in a manner consistent with high-quality maintenance and economical operations. Provide operational expertise, insight, knowledge, and vigilance to meet the ownership/client's financial and operational goals and objectives.

Duties:

  • Inform the Facility Manager on all aspects of building operations through daily verbal and written communication and reports.
  • Maintain appropriate standards of physical maintenance and operations of the entire facility and complex. Establish and monitor preventive maintenance schedule. Supervise, as needed, the daily work schedule of all in-house and contracted operational services. Conduct quarterly and annual building inspections.
  • Assist the Facility Manager with bidding and managing contracted operational and construction projects. If necessary, prepare appropriate bid documents and bid to appropriate contractors. Ensure proper and ethical bid procedures are followed.
  • Develop and enforce operational protocol to insure energy efficient operation of the facility. Research and propose programs and procedures to reduce operational, utility and energy waste.
  • Develop effective project plans which result in the project meeting budget, schedule, quality, functionality and objectives.
  • Determine operating personnel are capable of handling tasks, qualified people are in place and productive. Make certain that service contractors are performing work diligently and properly.
  • Provide direction and consultation to building and/or contracted operating staff on HVAC, plumbing, electrical, fire, life and safety systems, roofing, landscaping, snow removal, janitorial, etc..
  • Work with contracted providers to establish preventive maintenance programs to reduce equipment downtime, maintain property integrity, maximize efficiency, and minimize costs.
  • Respond to client complaints in a timely fashion.
  • Manage emergencies, major problems, or issues with major consequences affecting the facility/site. Report emergency status to the Facility Manager.
  • Stay current on the state of energy technology related to building systems. Provide recommendations to management and include short payback projects in the capital plan. Stay current on all regulations related to utilities, including environmental.
  • Supervises and completes performance reviews and evaluations for direct reports.
  • Contributes to team effort by accomplishing related results as needed.

Skills/qualifications:

  • Bachelor's Degree -MEP Engineering Degree and Environmental certification a plus
  • Strong mechanical, electrical, and plumbing skills required.
  • Minimum 3-5 years’ experience in building operations management
  • Demonstrate experience in operating and maintaining power plants, including hi voltage electrical, steam production, and associated utilities.
  • Ability to decipher and understand architectural, structural, mechanical, electrical, plumbing and control blueprints, schematics and specifications.
  • Strong ability to multi-task and work under pressure
  • Excellent communication and organizational skills
  • Strong leadership and team-building abilities
  • General computer knowledge
