ABOUT THE POSITION:

As a Building Maintenance Repair Technician, you will play an important role in maintaining the infrastructure, grounds, and equipment of our institution. This includes carpentry, plumbing, painting, and electrical work, addressing issues with doors, locks, windows, and mechanical equipment. They troubleshoot and repair various systems, including washers, dryers, water heaters, and fire alarm systems, ensuring smooth operation of campus facilities. Additionally, responsibilities encompass swimming pool maintenance, trash collection, equipment staging for school events, landscaping, fencing, gutter and roof maintenance, and vehicle cleaning. Adherence to safety regulations, sustainability initiatives, and school protocols is essential. This role is pivotal in maintaining the integrity and functionality of the school property.

ESSENTIAL JOB FUNCTIONS:

  • Repairs and maintains physical structure in an establishment using a variety of hand or power tools; does basic carpentry, plumbing, painting, and electrical repair; fixes doors, locks, windows, hinges, catches, etc.; repairs mechanical equipment in the building; changes plugs, replaces worn wire, light bulbs, etc.; unstops drains, install toilets and plumbing fixture replacements; installs and repairs screens, window panes, etc.; may supervise trainees.
  • Does troubleshooting and repair of washers, dryers, water heaters, diesel boilers, small appliances, CATV systems, fire alarm systems, and other electronic systems.
  • Does re-keying, repair of campus locks, lubrication, and tune-up of door hardware to ensure smooth operation.
  • Swimming pool maintenance - including chemical balancing, equipment repair/troubleshooting and general maintenance of the pool facilities.
  • Collect campus trash and recycling as scheduled.
  • Maintain facility equipment - keep areas clean and in excellent working order
  • Abide by OSHA and HIOSH regulations and laws
  • Work within the school's Sustainability initiatives and protocols for facilities.
  • Assist Contractors with projects - access to campus, project supervision, reports/updates to department supervisors, closeout of projects


OTHER ESSENTIAL JOB FUNCTIONS:

  • Surveys jobs assigned, estimates material and time requirements. Fills out and submits Materials Request Form: time expended on job and materials used.
  • Writes work orders to report damage or conditions that require attention, determining the urgency of the repair and take precautions to ensure safety to others is established (lockout/tagout, safety barriers, warning signage, restricted access etc...).
  • Support school programs, activities and events - equipment delivery and staging, tent setup/breakdown, waste management and any other support requested by the maintenance supervisor.
  • Cares for and maintains lawns, hedges, trees, shrubbery, walks, medial strips and other planted areas by cleaning, planting, watering, fertilizing, trimming, mowing, sweeping, and raking; cleans comfort stations, assist with swimming pool duties; maintains athletic fields in good condition; may operate light motorized or power equipment; cleans tennis courts. Hauls trash to proper dump site; helps dispose of dead livestock and maintains the school septic system.
  • Installs and maintains fencing and gates.
  • Gutter and Roof maintenance and cleaning.
  • Cleans exterior and interior of school vehicles.
  • Fills out time sheets and submits time sheets to immediate supervisor for approval.
  • Prepare area for work by notifying occupants and taking precautions to perform work safely. Cleans up area around work site upon completion of job. Cleans, services and returns tools, equipment and unused materials to proper storage area upon completion of job.
  • Picks up and discards any debris in immediate area while on campus during working hours.
  • Helps with the maintenance and care of school livestock, including the round up of horses, etc.
  • Does any work required to prevent physical and/or financial damage to school property or programs.
  • Does other work as may be assigned by a Supervisor.
  • Follows the Rules and Regulations as set forth in the HAWAII PREPARATORY ACADEMY Employee Handbook or department procedures.
  • Maintain up-to-date knowledge and understanding of the school's policies and procedures as described in the employee, faculty, student, and safety handbooks. Promote student understanding and conformance with policies and procedures.
  • Support and adhere to all school-related safety measures, including those related to the Covid Policies and other community health events.
  • Follow the Mandatory Reporting protocols for schools and reporting child neglect or abuse.

WORKING CONDITIONS:

Indoors and outdoors. Works on ladders and roofs at heights exceeding twenty feet.

PHYSICAL DEMANDS:

Basic hand tools of carpentry, plumbing and electrical work - drain opener, drills, saws, multimeter etc...
