StoneRiver Property Management is seeking a Senior Leasing Consultant. This position will be centralized and based at our corporate office in Birmingham, AL.

Non-Exempt

The Senior Leasing Consultant reports to the Property Manager and supports the leasing operations and financial performance of the assigned apartment communities for SRPM. Primary responsibilities include lead management, renewal management, interacting with prospective residents, communicating the resident value of living in an SRPM community, qualifying prospective residents, and securing lease agreements.

The successful candidate will embody and work to reinforce SRPM’s Core Values throughout all aspects of SRPM.

Your specific duties in this role will include:

  • Oversee and participate in leasing and lead management for assigned properties, including leasing administration, marketing activities, and maintaining product knowledge of the community and competitors to maximize rental income and budgeted occupancy.
  • Responds to phone and email inquiries from prospective residents within the required response times.
  • Applies sales techniques to schedule both in-person or self-guided property tours.
  • Connects with prospective residents and checks the availability of units based on preferences and budget. Completes all forms and data entry associated with leasing activities, including pricing quotes and reservation agreements. Enters quality notes on the prospective resident's guest card to provide any needed information to the on-site team.
  • Retrieves all needed documents from the prospective resident to complete the application process.
  • Notifies prospective residents of approval or disapproval.
  • Assists qualified prospective residents with completing lease agreements and collects initial rent and deposit payments.
  • Assists new residents with the move-in process.
  • Prepares and maintains a file for each resident according to policy and procedures.
  • Assists with marketing efforts in the community to promote positive awareness of the property and increase the traffic of prospective residents. Contacts prospective residents by phone to market the property and schedule tours.
  • Complete regular site visits to each assigned property to engage with the site teams, tour the market, maintain product knowledge of the community and competitors, and maximize rental income and budgeted occupancy.
  • Uphold SRPM standards for phone and e-mail etiquette, initial customer greeting, information gathering, sales tour, follow-up, closing, etc.
  • Accurately track lead sources and conversion ratios for each advertising source.
  • Adheres to a varied work schedule, including remote work on weekends and some holidays, as required.
  • Adheres to SRPM policies and safety rules and complies with SRPM policies for reporting incidents.
  • Monitors the property's websites and other ILS sources.
  • Performs other related duties as assigned to meet the needs of the business.

Knowledge/Experience:

  • At least 2 years of experience in Property Management/Leasing or a related field. Class A experience is preferred.
  • High school diploma/GED.
  • Valid driver’s license
  • Availability to work weekends
  • Strong multitasking skills
  • Ability to work in disagreeable conditions, both outside and inside, for extended periods of time
  • Experience with Yardi or other property management software is preferred.
  • Experience with Yieldstar, LRO, AI Revenue Management, or other revenue management software is strongly preferred.
  • Strong communication, interpersonal, and organization skills and a strong background in Microsoft Word, PowerPoint, and Excel.
  • The ability to navigate websites and social media and retrieve data is required.
  • Knowledge of property management business procedures
  • Knowledge and compliance with community rental information and Federal, State, and Local Fair Housing guidelines
  • Work professionally, efficiently, and effectively under deadlines and productivity standards.
  • Must be regular and predictable in attendance.
  • Ability to function well as part of a team
  • Strong multitasking skills
  • Ability to communicate effectively, both orally and in writing, to residents, co-workers, and vendors

 Physical and Visual Requirements:

  • Ability to interpret, evaluate, and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence, or other forms of communication. Ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word). This skill/ability is important in work activities where workers must impart or receive detailed information through oral or written communication. Ability to lift, push, pull, or carry up to 15 pounds to disseminate documents, supplies, materials, etc., to various locations throughout the office/facility.
